Home Leasing LLC is Hiring an Assistant Pre-Construction Manager Near Rochester, NY

Assistant Pre-Construction Manager:
The Pre-Construction manager leads the planning of a construction project before the building begins. The main goal of the Preconstruction manager is to deliver a project that is project is biddable, buildable, cost-effective, and maintainable. He or she should be relationship driven and collaborative, able to take direction from supervisors, but also to delegate tasks to team members appropriately. He or she should be capable of communicating with a broad spectrum of team members including owners, architects, contractors, vendors, other consultants, and fellow employees.
Reports to: Director of Pre-Construction Services.
Compensation: : $50-$75K based on experience
Responsibilities:
  • Take the lead in managing, planning, organizing, and scheduling Preconstruction activities between Client, Architects, Engineers, Municipalities, Consultants, AHJ’s, and Utilities across multiple projects.
  • Manage Document Control for each project.
  • Ensure that information is disseminated efficiently and effectively throughout the project team.
  • Maintain and update design-development schedules.
  • Document design meetings by preparing and distributing meeting minutes and following up on deliverables.
  • Conduct QA/QC and constructability reviews of design documents through various stages of the design.
  • Monitor design scope for changes affecting budget and/or schedule.
  • Leading value enhancement efforts as required to serve the client including development of items and lists, compiling ideas, and presenting information to the design team and customer.
  • Developing Preliminary Construction Schedules through understanding of the client’s needs, the critical path on a project, sequence of construction, project phasing, procurement timelines and various trade durations with input from the Operations Team.
  • Assist in the development of estimates with subcontractor procurement, and descoping of bids.
  • Assist with the turnover of a project from Preconstruction to Operations.
  • Coordinate permits and requirements with Municipalities and the Authorities Having Jurisdiction.
  • Take the lead in coordinating Utilities procurement process.
  • Help develop presentations for potential clients, as required.
  • Develop scopes of work for subcontractor bidding.
  • Assisting in the development of owner contracts and contract exhibits.
  • Assisting with procurement of subcontractors and suppliers.
  • Ensures that standard administrative operating procedures are in compliance.
Knowledge and Understanding:
  • Wood framed construction experience.
  • Able to read and understand Environmental Phase 1 and 2 reports.
  • Able to read and understand Regulated Building Material Reports.
  • Able to read and understand geotechnical, structural, and materials testing requirements and procedures.
  • Knowledge of soil types and their properties along with the ability to read and comprehend a soils report.
  • Experience in managing the installation of public utilities, understanding of the easement processes as well as timeframes for design and approval.
  • Knowledge of Sediment and Erosion Control. SWPPP
  • Able to read and comprehend all Construction Documents.
  • General understanding of the trades, systems, means, and methods involved in the construction of multifamily projects.
  • Understanding of the Design Build Process.
  • Understanding of construction costs and estimates.
  • Technical understanding of fair housing and ADA codes.
  • Experience managing, coordinating, and obtaining Permits from Municipalities.
  • Understanding of building codes and building envelope requirements.
  • Experience with Historical Renovation projects, SHPO and NPS.
Measure of Performance:
  • Work completed is of excellent quality and free of errors.
  • Subcontractor scopes are complete and accurate.
  • Budgets are complete and accurate.
  • Tasks are completed in a timely manner.
  • Communication is timely and clear.
  • Owners and architects’ expectations are met or exceeded, measured through feedback obtained.
  • Overall project success. A successful preconstruction project is fundable, buildable, biddable, and profitable.
  • Proper attendance, attire, professionalism, and overall attitude.
  • Individual takes initiative and is accountable for their project.
  • Solicitation and procurement of new preconstruction partners.
