The Division Manager supports the organization’s mission to provide superior quality, lasting value, and outstanding customer service through the day-to-day workflow processes that affect Holiday Builders. Oversee and facilitate the successful operations and growth of a designated division/region.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Oversees the implementation of the Company’s systems, policies and procedures within the division assigned.
2. Directly responsible for residential home sales pricing/negotiations, monitoring regional activities for maximum productivity and expense control, to generate and achieve desired sales, starts, closings goals and profit margins as established by the company.
3. Develops new business opportunities by strategically planning and negotiating land acquisitions within and for the division and the Company.
4. Provide guidance and direction to the Sales Manager/Director, Project Manager, Purchasing Manager, and appropriate staff to ensure conformance of all Holiday Builders quality standards, policies and procedures.
5. Managing, directing and/or appropriately delegating the processes, tasks and procedures related to the sale, construction and closing of residential properties within the designated division/region.
6. Consistently review Job Cost and Purchasing Variance Reports to ensure variances are addressed and house budgets are adjusted accordingly.
7. Ensures homeowner concerns and Warranty claims are promptly and efficiently resolved; personally, becoming involved when required.
8. Maintains and implements overall project planning schedules and task assignments on a weekly/monthly basis for the division/region.
9. Regularly conducts and/or attends meetings to maintain consistent communication, assist with the resolution of problem areas and promote ideas for improvement.
10. Will travel through the division/region area approximately 50% of the time to personally inspect job sites, meet and communicate with region personnel and Trade Partners.
11. Performs other duties as assigned.
QUALIFICATIONS
Education/experience
BS Degree in Construction Management, Business Administration or equivalent.
Requires 3 years production residential construction experience.
Previous Managerial experience required.
Skills/Abilities
Proficiency in Microsoft Office, to include spreadsheet and database programs.
Mark System database/construction scheduling experience preferred, but not required.
Requires ability to:
Physical Demands
Able to lift, push, or move 10 to 25 pounds without assistance.
Requires the ability to climb, stoop, kneel or crouch to gain access to equipment, files, and office supplies.
May require periodic visits to construction work sites necessitating need for use of appropriate personal safety equipment when required.
