Hersh Equity Group is Hiring an On-Site Property Manager Near Worth, FL

The Property Manager is responsible for all aspects of managing a commercial building operationally while maintaining important relationships with our tenants, property owners, and vendors. The ideal candidate will have a strong background in commercial property management, excellent communication skills, and ability to thrive in a quickly changing environment. The candidate will work closely with the accounting team and report directly to ownership.

Responsibilities

  • Oversee the day-to-day operations of our properties in 5 mile radius totaling 250,000 square feet
  • Physically visit and inspect each property on a routine basis. Review and discuss both positive and deficient findings with ownership. Coordinate and schedule any necessary follow-up to inspections, ensuring properties will always be maintained in a first-class manner and comply with local laws and regulations.
  • Meet and visit with tenants routinely to discuss satisfaction with building management and services provided.
  • Address inquiries from tenants, contractors, owners, and township officials.
  • Provide lease administration, including interpreting leases, and determining direct landlord vs. tenant responsibilities.
  • Solicit, negotiate, and administer service contracts as required.
  • Coordinate with vendors and contractors to ensure that repairs and maintenance are completed in a timely manner.
  • Develop and maintain strong business relationships with tenants, vendors, and the local business community.
  • Foster relationships with BOMA/local CRE members to maintain awareness of competitor activity and new business development opportunities.
  • Provide leadership and direction, develop strategic goals, assign work, and training to the property management team.
  • Maintain familiarity with all sections of leases related to operating provisions, services, expenses, tenant’s use, and landlord’s obligations.
  • Maintain awareness of all preventative maintenance required on properties and ensure engineering staff and/or vendors are completing all maintenance per recommended schedules and scope of work.
  • Prepare all information required for preparation of annual budgets.
  • Provide 24-hour coverage to meet the emergency needs of tenants, buildings, and management.
  • Review and approve invoices for payment.
  • Regularly exercise good judgment and decision-making logic to resolve day-to-day operational issues.

Qualifications and Experience:

  • Minimum of 3 years of commercial property management experience.
  • Valid Driver’s License and vehicle.
  • Bachelor’s Degree in business, real estate, or related field.
  • Must have been responsible for 3 COMMERCIAL properties.
  • MS Outlook, Word, and Excel. Working knowledge of MRI/Workspeed, Replicon or Yardi is preferred.
  • General understanding and knowledge of building components, systems, and mechanics.
  • Ability to work independently but also be a team player.
  • Excellent communication and interpersonal skills.
  • Strong organizational and analytical skills.
  • Must be able to handle multiple projects and changing priorities.
  • Ability to provide efficient, timely, reliable, and courteous service to clients.
  • Ability to be “on call” to respond to building issues after hours.

Job Types: Full-time, Contract

Pay: $45,000.00 - $65,000.00 per year
