As the Maintenance Lead, you will be instrumental in maintaining the smooth operation and upkeep of our office building. While administrative tasks are managed centrally, you will serve as the primary on-site point of contact for maintenance-related issues.

This position is based on an as-needed basis, averaging approximately 6-8 calls per month, with an estimated commitment of about 2-3 hours per week.

You will work alongside a small team to address maintenance needs promptly and efficiently. Additionally, you will have authorization to procure necessary supplies from hardware stores as required for maintenance tasks.

Responsibilities:

• Conduct regular inspections of the building's common areas and grounds (approximately twice weekly) to identify maintenance needs.
• Perform preventive maintenance tasks to ensure HVAC, boiler, electrical, and other systems are properly functioning. Coordinate with the office for further resolution if necessary.
• Oversee and coordinate with vendors for on-site inspections or repairs of mechanical, and electrical equipment.
• Respond promptly to maintenance requests and emergencies as they arise, ensuring that the areas worked in are left clean and that tenants are satisfied with the resolution.
• Undertake occasional suite upgrades as needed, such as painting or installing new carpeting.
