Description

Job Summary:

The Maintenance Worker is responsible for assisting with the general maintenance and repair of facilities to ensure the safe and efficient operation of the organization.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

  1. Responds to and performs work order requests.
    1. Generates new work orders as needed.
    2. Completes work orders and maintains records.
  2. Maintains facilities campus.
    1. Mows the lawn.
    2. Plants and maintains flower beds
    3. Trims shrubbery
    4. Repairs sprinkler system.
    5. Ensures parking lots and sidewalks are clear of debris.
    6. Sprays for weeds as needed.
    7. Clears walkways of snow when at a clinic if needed (not primary person responsible).
    8. Painting.
    9. Keeping gutters and drains clear and flowing.
  3. Safety
    1. Performs safety equipment checks.
      1. Inspects fire equipment monthly.
      2. Inspects exit and safety lights monthly.
    2. Installs interior and exterior lights
    3. Schedules and performs filter changes on air handling and heating units.
  4. Equipment maintenance
    1. Maintain company equipment in clean operable condition
      1. Truck, Trailer, mower, weed whacker, lawn & garden hand tools, and mechanic tools.
  5. Supplies
    1. Deliver supplies to clinics as needed and maintain supplies in an organized manner at each clinic/office.
    2. Monitors on site custodial supplies and requisitions
  6. Assists with housekeeping.
    1. Cleans upholstery on chairs.
    2. Spot cleans carpets as needed.
  7. Assists with general maintenance tasks. Operates small hand tools and other equipment necessary in related maintenance repairs and upkeep:
    1. Knowledge of general plumbing
    2. Knowledge of general carpentry
    3. Knowledge of electrical repair
    4. Knowledge of minor heating, ventilation, and air conditioning
    5. Knowledge of painting tasks
    6. Knowledge of minor roof repair

SECONDARY:

  1. To attend company meetings as assigned.
  2. Exhibit a positive professional attitude at all times with supervisor, co-workers, health center personnel, patients, and the community at large while adhering strictly to the confidentiality of Health West financial, personnel and patient information.
  3. Participate in the companys annual planning process when requested.
  4. Participate in the annual budget planning process as requested.
  5. Participate in professional development opportunities.
  6. Accept and perform other duties as assigned.

Work Environment:

Work is performed in an office environment as well as outdoors. May involve exposure to potential injury, including long exposure to the elements or potentially hazardous conditions

QUALIFICATIONS:

Education and/or Experience:

  1. High School Diploma or general education degree (GED)
  2. Related degree from a technical college
  3. Minimum of 2 years relevant building maintenance experience preferred
  4. Requires basic organizational skills, typically to organize own work.
  5. Job duties require the ability to work independently and as part of a team.
  6. Ability to manage own duties and responsibilities on a fixed schedule without the need for direction or assistance in prioritization is required.
  7. Able to effectively select from alternatives to situations encountered on the job.
  8. Work requires consideration of the way the work affects other employees outside the department or functional area.
  9. Duties require drawing conclusions using inference and logic, which may be different than the conclusions that could be drawn by others.

Professional & Technical Knowledge:

Possesses a basic level of written and verbal communications skills, computational and computer skills, and mathematical knowledge typically acquired through completion of a high school program.

Job duties require specific knowledge of maintenance processes and practices, typically learned on the job, or which may include a series of training sessions that would comprise a few weeks if done consecutively.

Technical Skills:

  1. Ability to prepare basic correspondence and simple reports in Microsoft Word.
  2. Ability to create, send and manage email in Outlook.
  3. Ability to access web-based applications and programs

Communication Skills:

  1. Job duties require the employee to effectively communicate basic or non-technical information to co-workers and others.
  2. Employees are expected to exercise tact and diplomacy in the resolution of mild conflicts or disagreements.
  3. Job duties require the effective communication of information in written (including electronic) correspondence.
  4. Job duties require the effective communication of information in informal and formal settings.

Additional Job Requirements:

Must have reliable transportation and provide documentation of auto insurance and valid drivers license as required

  1. Ability to organize and prioritize work and manage multiple priorities.
  2. Excellent verbal and written communication skills including, letters, memos and emails.
  3. Excellent attention to detail and high degree of accuracy.
  4. Ability to research and analyze data.
  5. Ability to work independently with minimal supervision.
  6. Ability to establish and maintain effective working relationships with providers, management, staff, and contacts outside the organization.
  7. Exhibit a high degree of confidentiality in all aspects of the position.
  8. Must possess good organization skills, time management skills and a strong work ethic.
  9. Must be a self-starter.

PHYSICAL REQUIREMENTS:

  1. Capable of working in extreme cold or hot environment
  2. Occasional lifting up to 75 pounds
  3. Frequent bending, walking, reaching and kneeling
  4. Good eyesight and vision for close work/computer screens
  5. Ability to communicate in person and on the phone
  6. Occasional use of the keyboard requiring manual dexterity
  7. Occasional writing requiring manual dexterity
  8. Hearing: Adequate to perform job duties in person and over the telephone.
  9. Speaking: Must be able to communicate clearly in person and over the telephone.
  10. Vision: Visual acuity adequate to perform job duties, including reading information from printed sources and computer screens.

Blood/Fluid Exposure Risk:

Category I: Tasks routinely involve a potential for mucous membrane or skin contact exposure to blood, fluids or tissue. Use of personal protective equipment (PPE), when appropriate, is required
