JOB SUMMARY

Serves as the primary District resource to site and District administrators in areas related to custodial, grounds, and maintenance services. Ensures efficient functioning and operation of District facilities in a manner that provides a safe, clean, and attractive environment for students, staff, and the community.

SUPERVISORY RESPONSIBILITIES

Custodians, maintenance, and grounds staff.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Department Supervision
Percent of Time: 45%
Directs and supervises all custodial, grounds, and maintenance staff and is responsible for their selection, work assignment, training/development, evaluation, and other personnel related matters.

  • Secures and oversees the recruitment and selection of seasonal/summer and part-time department personnel.
  • Supervises staff to facilitate the achievement of personal and professional objectives consistent with the District mission and vision, implementing staff development programs as appropriate; keeps succession planning at the forefront.
  • Implements District standards, procedures, and priorities of workflow in areas of building cleanliness, maintenance, energy consumption, and general health and safety issues related to buildings and grounds.
  • Coordinates work schedules of all department staff to ensure adequate coverage across the District, including community use permits.
  • Coordinates the day to day assignment of staff to ensure timely completion of custodial, maintenance, and grounds tasks.
  • Oversees the assignment of work tickets to appropriate staff.
  • Promotes and demonstrates the positive impact of teamwork and customer service, encouraging staff to promote positive public relationships for collaboration and cooperation with the immediate and greater school communities served, thereby advancing the District mission and vision.
  • Coaches and provides guidance and technical support for staff, ensuring optimal performance of building systems.

Facilities Operations
Percent of Time: 40%

  • Implements standards and procedures governing the care, cleaning, and maintenance of District facilities, equipment and grounds.
  • Oversees the removal of snow and other facility or grounds maintenance as needed.
  • Ensures grounds are maintained at a high level, ensuring landscapes that are safe and attractive.
  • Inspects buildings and grounds on a regular basis, conferring with building administrators regarding facilities, operations, and conditions.
  • Responsible for resolution of day to day building repairs and issues.
  • Estimates cost and coordinates non-contracted emergency repair projects.
  • Establishes annual goals and objectives; analyzes the effectiveness of department functions, identifying and implementing operational changes required to provide expected levels of service, within approved budget parameters.
  • Develops and implements a schedule of repairs and preventative maintenance for District facilities and equipment.
  • Develops and implements a building preventative maintenance program including District boiler and heating systems, air conditioning systems, ventilation and exhaust systems, fire protection, and similar building systems.
  • Assists in the coordination of construction and remodeling projects.
  • Monitors the inventory of building materials and custodial/maintenance supplies.
  • Assists in the monitoring and reporting of compliance with state or federal requirements.
  • Ensures efficient use of resources through centralized purchasing of custodial and maintenance supplies, material and equipment.
  • Coordinates the work of operations consultants and contractors to ensure the District's specifications, standards, and expectations are fully satisfied prior to payments for services.

Health and Safety
Percent of Time: 10%
Assists in the preparation, editing and submission of department reports to include but not limited to budget, OSHA and environmental, and similar reports to local, state and federal agencies.

  • Ensures compliance with building and safety codes, including federal, state, county, and local regulations and school board policies.

Special Projects
Percent of Time: 5%
Attends meetings, workshops, and training sessions, maintaining knowledge in areas related to position.

  • Stays abreast of changing laws, policies, and requirements related to work.
  • Performs other job-related duties as requested or assigned.

  • Knowledge of federal, state and District regulations and guidelines covering public school buildings, and the ability to apply those regulations and guidelines to ensure the District remains in compliance.
  • An ability to convene the right individuals and direct the group toward reasonable resolutions of concerns and appropriate responses to special requests.
  • Ability to affect positive public relations and reinforce such activities on a local site and District-wide basis.
  • Excellent recruitment and selection skills and the ability to clearly characterize District and site expectations.
  • Knowledge and ability to anticipate the skill profiles and new learning required to provide the expected level of service throughout the District.
  • Ability to work successfully under pressure and handle multiple and changing priorities and requests from a wide variety of sources, with attention to detail and deadlines.
  • Demonstrated exceptional customer service skills including outstanding conflict resolution, responsiveness and follow through.
  • Knowledge of purchasing practices, procedures, and regulations.

EDUCATION/CERTIFICATION REQUIREMENTS*

  • Post high school training/technical certification in HVAC, building operation, maintenance, facilities management or related field.
  • Bachelor’s degree preferred.
  • Chief C boiler license strongly preferred; must otherwise be attained on a mutually agreed timetable at the start of employment.
  • Ability to obtain pool operators, underground storage, and other relevant certifications upon hire or on a mutually agreed timetable.

EXPERIENCE REQUIREMENTS*

  • Minimum of three years’ experience in leading, supervising and overseeing custodial and maintenance operations.

* Such alternatives to the above qualifications as the District may find appropriate and acceptable.

COMPENSATION:
Salary per the Supervisors Master Agreement -- minimum starting salary of $66,908 (step placement based upon qualifications)
NOTE: Salary based on 2023-2024 Master Agreement which expires on 6.30.24
