The Real Estate Portfolio Analyst will assist and support Hanger's operating units, managing a broad range of commercial and industrial real estate projects from inception through completion. Clinic renewals / amendments involve market studies, lease negotiations and dispositions..
As the Real Estate Portfolio Analyst, you will partner closely with Real Estate Portfolio Managers along with other teams such as Lease Administration, Financial Planning, and Construction Management to execute on routine and non-routine activities supporting roughly 800 properties in Hanger's Field Zones. You will build strong relationships with field teams, leveraging leadership skills and previous experience to be provide valuable expertise and facilitate Hanger's mission of Empowering Human Potential.

This is a remote US opportunity. Must be available to work a Monday - Friday full time day shift.

Your Impact

As Hanger's Real Estate Portfolio Analyst, you will be responsible for:

    All aspects of portfolio transactions from market survey, through site selection, due diligence, and lease negotiation.
  • Timely communication with various project stakeholders on project timelines, leases and amendments.
  • Overseeing construction for build out, refurbishment, remodel projects and to resolve time constraints and budget issues.
  • Review portfolio and recommend initiatives to regional management and/or real estate team members on a regular basis, providing market expertise as required to meet project goals and objectives.
  • Oversite of real estate transactions (new leases, renewals, expansions, subleases, contractions, expirations, and early terminations).
  • Coordination of transaction processes including market studies/analysis, request for proposals, financial and qualitative analysis, project justification and submittal approval.
  • Provide direction to outside brokers, oversee the real estate transaction process and report updates accurately and timely.
  • Review clinic program requirements and schematic drawings, recommend changes as necessary.
  • Interact with Architects and Project/Construction Management firms for all clinic projects i.e. startups, relocations, expansions, consolidations, remodels and rebrands.
  • Understand Hangers RFP/Lease discussion points. Review, provide input and approval for RFP responses. Review lease documents with Hanger real estate legal team. Negotiate terms and conditions with Landlords, Landlords Agents and Attorneys.
  • Monitor landlord, developer and contractors work, schedules, and contract obligations.
  • Understand the permitting process timing to anticipate final project completion and delivery to the field.
  • Review lease activity for a rolling 24 month period and take action as needed. Monitor lease notification dates and understand abstracting processes.
  • Address repair/maintenance issues as needed to support the facilities team with landlord repair/maintenance items.
  • Review rent reports, analyze capital budget data and prepare accruals as requested.
  • Manage team if required.
  • Must be able to work in a team environment in a coordinated/fast-track approach. Must be timely with project updates and responses with internal departments, architects, engineers, contractors, IT specialists and other consultants.
  • Travel may be required to market areas to tour and inspect proposed sites, existing sites and to perform market studies (typically less than 15%).
Minimum Qualifications

To be formally considered for the role, the following requirements must be met:

  • Bachelor degree in Business, Real Estate or related field.
  • 5 years of general work experience
  • 3 years corporate real estate experience or background managing major multi-unit commercial real estate portfolio.
  • Experience in construction/build out of space for medical use a plus.
  • Experience with CoStar or similar real estate database.
  • A valid driver's license and driving record within the standards outlined within Hanger's Motor Vehicle Safety Policy and Procedures.
  • Ability to travel up to 15%

Pay range of $75,000 - $85,000 per year annual bonus: up to 8% of base pay depending on bonus criteria. This pay range is posted to comply with wage transparency laws. Hanger salary ranges vary based on skill, ability, knowledge, geographic location and other variables.
