NATURE OF WORK
The Assistant Property Manager provides support to the Property Manager in the areas of case management, leasing, recertifications, grounds oversight, lease and program integrity, secondary front counter coverage, inspections (including housekeeping, UPCS, special and others), work order receipt and assignment, and other duties as assigned.
Amp 1 (A-G) caseload will be assigned to this position. The duties will include but are not limited to rent calculation, handling complaints, inspections, and other related issues relating to a client’s tenancy with the agency. The Assistant Property Manager will handle all client matters in their assigned area. This will include corresponding back to all clients for no longer than 48 hours. When a client is present in the office, the Assistant Property Manager will meet directly with them.
Assistant Property Managers are expected to walk the grounds regularly, perform quarterly housekeeping inspections, assist clients paying rent, help out at the front counter as assigned, show property to prospective clients, and otherwise work with the property manager to achieve full occupancy and good management of HCHA rental units.
EXAMPLES OF WORK
· Client case management as assigned.
· Meet with tenants for move-in appointments.
· Property inspections including housekeeping and others.
· Send electronic verifications and background checks to determine client eligibility and subsidy levels.
· Assemble new leases and meet with new tenants to review lease, collect debts and

· Assure all vacated apartments are promptly leased once turnover by maintenance is completed.
· Assist the Property Manager with any task deemed necessary to fulfill obligations or to provide better housing and housing opportunities for our clients and community.
· Interact with all clients in a respectful and courteous manner and within all HCHA Policies & Procedures as well as any applicable laws.
· Assist with front counter duties as assigned.
· Other tasks as assigned.
DESIRABLE KNOWLEDGE, SKILLS AND ABILITIES
· Two years’ experience in low rent housing or related field
· Ability to interact tactfully and courteously with tenants, landlords, vendors and the general public.
· General knowledge of the Landlord / Tenant state law, local housing codes, applicable HUD regulations and HCHA policies and procedures.
· Proficient knowledge of computer software systems.
· Ability to communicate and educate tenants, staff and the general public about HCHA Housing Program.
· Ability to interview applicants and tenants and extract necessary information to meet HUD requirements.
MINIMUM QUALIFICATIONS
· High School Diploma or GED equivalent
· Valid Nebraska Drivers license and a good driving record
· The ability to comprehend and educate others about HCHA Housing Program
· Ability to learn & comprehend the Public Housing Program, HUD regulations, local & State Laws and UPCS.
