About the Role:

As the VP of Construction, you will play a critical role in the execution of Grocery Outlet’s (GOI) growth plans through developing and driving strategic plans for construction, facilities maintenance, and refrigeration. In addition, this role will provide leadership and support relative to the maintenance and improvement of existing stores, and other property management activities for the company’s portfolio of real estate assets. This includes leadership of the architecture discipline, new store design parameters and delivery of completed projects in a timely manner while meeting development budgets and quality expectations. Always curious and innovative, you will continually seek new ways to improve the cost efficiency and environmental impact & sustainability of projects.

You will manage the Construction, Facilities and Refrigeration teams to ensure all have appropriate staff, resources, and support vendors. When it comes to building the team, this role will be responsible for attracting, retaining and developing team members by creating an environment that provides direction, continuous development, commitment to a common vision and shared values within Grocery Outlet’s family-oriented culture.

Additionally, this leadership role must develop and leverage strong relationships internally and externally to deliver the best value in all construction and property related projects. Being honest, transparent and seeking alignment in all dealings and communications is key to the success of the incumbent. The VP of Construction reports to the SVP, Chief Store Development Officer.

Responsibilities Include:

Store Construction

  • Leads all aspects of the construction process for all store construction (new, remodel and capital improvements) including the creation and implementation of a construction strategy to support Grocery Outlet’s growth plans.
  • Develop and maintain key strategic vendor partnerships, regularly reviewing key strategic vendor partnerships to ensure Grocery Outlet is continually receiving the best value and quality.
  • Collaborates with various functional areas and Senior Leadership in the design process for stores ranging in size from 13k to 30k square feet that are standalone or integrated in an existing shopping center.
  • Leads value engineering efforts to see innovative ways that meet or exceed Grocery Outlet’s requirements, increase ROI and improve overall project completion timeframes.
  • Manages the overall company Capex and FF&E budget and spend.
  • Provides oversight to the establishment of FF&E specifications and procurement while coordinating with Store Design and the Grocery Outlet Store Operations Team.
  • Develops relationships and processes with key vendors (architects, general contractors, etc.) with the goal of on time, on budget construction.
  • Conducts regular site visits during survey, demo, buildout and punch list phases of various jobs while managing many budgeting aspects including construction, property management & maintenance and travel.
  • Provides regular and timely communications and reporting to Senior Management regarding the status of ongoing construction projects including budget and timeline adherence.

Refrigeration and Maintenance

  • Provides leadership and oversight to the Refrigeration and Facilities Maintenance Team.
  • Working with the Sr. Director of Engineering & Refrigeration, continually seeks to make Grocery Outlet an industry leader when it comes to providing stores with efficient, compliant (Federal EPA and California ARB) and “green” refrigeration solutions.
  • Working with the Sr. Director of Engineering & Refrigeration, develops and manages short-term and long-range refrigeration budgets while continually looking for opportunities in cost savings, better planning and forecasting while moving towards a multi-year budget.
  • Ensures team and vendors are providing a high-level of support to the Grocery Outlet store operators.
  • Deliver to Grocery Outlet a platform for the ongoing performance monitoring and management of refrigeration and HVAC assets to maximize asset life, the effectiveness of preventive maintenance service and minimize operational disruptions associated with systems failures.

Capex Annual Budget

  • Manages a capital budget in excess of $70M per year, provides oversight and coordination of expenditures with other departments, monitors expenditures and assures sound fiscal control, tracks and analyzes actual costs for each project and benchmarks against industry standards.

Corporate Environmental & Sustainability Programs

  • Leads the corporate environmental and sustainability programs from the construction and refrigeration standpoint, provide Senior Leadership with intelligence on industry standards, municipality, county, state and federal requirements.
  • Leads the local, state and federal permitting and/or regulatory approval.

Team Development & Performance

  • Establishes expectations and service level standards for appropriate talent identification and development, work direction, performance management, and coaching.

About The Pay:

  • Base Salary Range: $195,000 - $225,000 Annually

About You:

  • Bachelors’ degree in business, real estate, construction, or engineering, MBA preferred
  • 10-15 years of progressive construction & property management experience
  • Ability to lead in a helpful, hands-on, people centric and non-bureaucratic manner. Demonstrate a level of humanity, empathy and approachability that encourages team members and others within the organization to seek him/her out for advice, alignment and counsel
  • Great at dealing with ambiguity in a fast-paced growing organization
  • Analytical and effective problem solving in the construction and refrigeration arena, with a strong, strategic business orientation.
  • Ability to deal effectively with both “big picture” strategic issues, as well as the detailed, tactical activity involved in developing appropriate programs and initiatives.
  • Executive level presence, executive credibility and the ability to constructively express contrary views while respecting the views of others.
  • Proven success in a high growth and geographically dispersed operation that is expanding to new and unknown markets.
  • Proven success in planning and fiscal management.
  • A hands-on leader who is recognized for your visibility and interaction throughout an organization.
