Greencroft Communities is Hiring a Director of Environmental Services Near Plain, OH

Responsible to: Executive Director

Scope of Responsibility: Maintenance of building, equipment and landscaping as well as other tasks
required for physical plant operation. Direct supervision for the positions of Maintenance Assistant,
Housekeeper and Laundry Attendant including but not limited to department orientation, work assignments and feedback sessions including annual and 90 days.

Schedule: Weekend Rotation (required)

Monday to Friday; 8:30am - 5pm

Essential Functions:
____A. Carry out duties and functions to support the campus as assigned.
____B. Live the mission and values to improve the quality of services for residents and team members on
the campus.
____C. Respect residentsÂ’ rights and adhere to rules of resident care and services as described in the
Greencroft Team Member Handbook.
____D. Maintenance tasks and work orders, as assigned.
____E. Apartment set up and/or repairs.
____F. Complete assigned grounds maintenance and gardening work involving planting, weeding, watering,
cultivation, pruning, fertilizing and irrigation of flowers, trees, shrubs, grasses, hedges, other vegetation and lawns. Preparation and treatment of soils; participate in the application of chemicals for the control of pests and plant diseases.
____G. Overseeing grounds, housekeeping, and laundry positions.
____H. Operate grounds maintenance power equipment including tractor, mowers, trucks, chipper, stump grinder, forklift, hedge trimmer, edger, sod cutter, sweeper, rototiller, chain saw, and hand power tools.
____I. Coordinate the use of maintenance and repair of grounds equipment, vehicles and tools.
____J. Inspect and verify maintenance equipment is in safe operating condition; maintain grounds areas in a safe, clean and orderly condition.
____K. Check television and electrical appliances upon resident move-in.
____L. Maintain accurate Maintenance Logs including, but not limited to, the following:
a. Generator
b. Fire inspection
c. Filters
d. Building temperature
e. Water temperature
f. Monthly apartment inspections, fire drills, CO 2 detector inspection
____M. Assist with special events set up and tear down.
____N. Evaluate maintenance and grounds tasks and contact appropriate vendor as needed and as approved by Executive Director.
____O. Understand the work methods and procedures to assure efficiency, cost effectiveness, and
compliance with established budget, policies, regulations and standards at Edgewater Place.
____P. All other duties and/or functions as assigned.
____Q. Serve as a member of the Management Group and assist in the management of the organization.
Responsible in all matters to protect and uphold the reputation of Edgewater Place and those served,
being attentive to issues of confidentiality, public relations and long-term planning.
____R. Is responsible for building and maintaining a cohesive team environment.
____S. Continually looking for process improvement opportunities.
____T. Conducts timely feedback sessions including annual and 90 day.

____U. Transports residents to and from appointments.

Position Requirements:

A. Education & Experience

1. High School diploma or equivalent. Advanced degree or equivalent experience preferred.

2. Maintenance/Grounds management experience preferred

3.Knowledgeable of Rules and Regulations of Residential Care Facilities.

B. Skills and Requirements

1. Good communication skills: ability to read, write, receive, and relay information and instructions.

2. Basic knowledge of plumbing, electrical, mechanical, carpentry and materials, tools and equipment
used in grounds keeping and gardening. Methods used in planting, pruning, cultivation, fertilizing and caring for plants, flowers, shrubs, trees, and lawns.

3. Ability to maintain Department Budget.

4. Appropriate safety precautions and procedures.

5. Proper methods of storing equipment, materials, and supplies.

6. Proper lifting techniques.

7. Interpersonal skills using tact, patience, and courtesy.

8. Inspect and verify proper and safe work practices and procedures.

9. Work independently, as well as, with other staff.

10. Understand the work schedule, meet schedules and timelines.

11. Understand and follow oral and written directions.

12. Communicate effectively with others.

13. Observe legal and defensive driving practices.

14. Establish and maintain cooperative and effective working relations with others.

C. Physical/Mental Requirements & Working Conditions
Team Members/applicants may not pose a direct threat or significant risk to the health and safety of themselves or
others. Team Member must be able to meet the following requirements with or without the use of prosthetic devices and/or reasonable accommodation.

1. Requires the ability to lift up to 45 pounds occasionally and up to 30 pounds frequently.

2. Heavy physical labor, bending at the waist, walking over rough or uneven surfaces, stretching,
pushing, pulling, lifting and carrying objects weighing up to 30 pounds, standing and walking for
extended periods of time and dexterity of hands and fingers to operate ground equipment and
tools.

3. Outdoor environment: subject to driving a vehicle to conduct work.

4. Exposure to pesticide and herbicide chemicals, fumes and noise from vehicle and equipment
operation, dust, dirt, oil/grease, working with or around machinery with moving parts and extreme weather conditions occasionally.
