Granite is Hiring a Division Controller - Property Accounting Near Plano, TX

Position Responsibilities:
  • Supervision of Property Accounting Managers and related oversight of a portfolio of operating office properties including wholly owned and JV properties.
  • Overall responsiblilty for Accounting and Financial Reporting needs for operating properties. Includes review of general ledger, financial statements, sub-ledger reconciliations, all GAAP adjustments , fixed asset accounting, and JV partner reporting for all operating properties.
  • Detail review of assigned properties monthly.
  • Coordinate and oversee the annual budget and quarterly reforecast processes for all operating properties , including city roll ups. Coordination of TI (jobs in progress) and Building Capital forms and Expense Participation detail calculations. (Note: does not include oversight of the Leasing Projections)
  • Coordinate and oversee joint venture external audits with assistance from Property Accounting Managers. This includes tax requirements, as applicable. Includes coordination with Director of Accounting/Chief Administrative Officer and partner's Accounting contact.
  • Responsible for preparation of quarterly cash projections and monthly review of available cash for distribution for operating properties.
  • Lease review of leases signed between 10,000 and 25,000 square feet for operating properties.
  • Responsible for Accounting related items for acquisitions including oversight of PPA, recording of acquisition, review of prorations, set up of leases for EP calculations, set up of partner reporting needs and oversight of year 1 budget to proforma.
  • Train new Property Accounting Managers and coach all Property Accounting Managers and property accountants.
  • Ad hoc reporting responsibilities as assigned.

Qualifications/Requirements:
  • Bachelor's degree in accounting required, CPA required.
  • 7-10 years previous experience in commercial real estate accounting, including supervisory experience. Such experience could be met from Public Accounting Audit experience if substantial amount of time spent working with commercial real estate firms.
  • Advanced Excel skills required.
  • Strong analytical and problem-solving skills required.
  • Prior supervisory experience required.
  • Proficiency in JD Edwards or other real estate software preferred.
Physical Requirements:
  • Ability to independently move throughout the office and consistently and continuously perform essential job functions.
  • Ability to lift and/or move up to 25 pounds.
Travel Required:
Minimal travel, up to 5%.
