POSITION TITLE: HVAC/Maintenance

DEPARTMENT: Maintenance

SUPERVISOR: Director of Plant & Operations

STATUS: Full Time (40 hours a week)

FLSA: Non-Exempt (Hourly)

HOURS OF WORK: 7:00 AM – 4:00 PM

CLASSIFICATION: Essential

POSITION SUMMARY: To support the maintenance department in the following:

ESSENTIAL RESPONSIBILITIES:

  1. Inspect inoperative heating, ventilating air conditioning, refrigeration units, and pneumatic controls to locate cause of trouble;
  2. Disassemble, replace and adjust defective parts; test completed work;
  3. Perform preventative maintenance and order parts;
  4. Assemble and install a variety of metal and non-metal pipes, tubes, and fittings, including iron, steel, copper, and plastic;
  5. Connect pipes, using threaded, caulked and soldered, brazed, fused, or cemented joints;
  6. Replace exhausted or defective units of refrigerant with new refrigerant;
  7. Lubricate fans, motors, and adjust control units;
  8. Connect and adjust timers and thermostats;
  9. Install and maintain pumps, pneumatic and hydraulic controls, and piping;
  10. Increase pressure in the pipe system and observe connected pressure gauge to test system for leaks;
  11. Carry heavy equipment, boxes, etc.;
  12. Direct traffic;
  13. Maintain walks, road, steps, and parking lots including the removal of snow and ice;
  14. Maintain and clean all tools, equipment, and vehicles as needed;
  15. Help with special events and set-ups;
  16. Respond in the event of an emergency such as fallen trees, flooding, or removal of snow and ice outside regular working hours;
  17. Perform and assist in the construction, demolition, painting, plus help with other activities that need to be accomplished to improve campus;
  18. Perform light maintenance duties, such as replacing blinds, repairing desk furniture and other apparatuses.
  19. Prepare and set up rooms for special meetings, parties, and other activities;
  20. Ability to operate a pick-up truck, van, tractor, and other motor-driven vehicles on campus;
  21. May be required to secure buildings against vandalism, lock and unlock doors, turn off lights, and generally patrol the buildings and grounds;
  22. Inspect, troubleshoot, and repair appliances in the Dining Hall;
  23. Must wear Gilman school-issued uniform and maintain a neat, clean, and well-groomed appearance; and
  24. Perform other duties as assigned.

QUALIFICATIONS:

  1. Four-year college or technical school; or six years related experience and/or training; or equivalent combination of education and experience;
  2. Valid driver’s license;
  3. EPA Certified Refrigeration and Gas Fitters License, required;
  4. Ability to walk, climb, balance, stoop, kneel, crouch, or crawl in small areas;
  5. Ability to lift and/or move up to 100 pounds;
  6. Basic mechanical aptitude for operation and minor repair of equipment
  7. Ability to establish and maintain a working rapport with supervisor, co-workers, students, and parents;
  8. Must remain vigilant on campus at all times.
