Overview

Gilbane seeks a Maintenance Technician for a residential property in Watertown, MA. We are looking for a thorough Maintenance Technician to undertake the responsibility to preserve the good condition and functionality of the property. You will perform maintenance tasks of great variety such as painting, HVAC installations, landscaping etc. A Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be a hands on, self-starter who is eager to work with the Property Manager in ensuring the maintenance of the property, buildings and common areas are in the best possible condition. 

PROPERTY DESCRIPTION

The property is comprised of 3 historic buildings and 1 midrise building consisting of 156 one- and two-bedroom units.

Full time 40-hour work week with benefits, 9 paid holidays, and 18 days of PTO per year.

Responsibilities

• Inspect buildings, equipment, and systems to identify any issues;
• Repair faulty equipment units and damaged structures;
• Maintain preventative maintenance procedures;
• Manage heating and plumbing systems to guarantee functionality;
• Assist in planning and scheduling repairs;
• Conduct periodic quality checks on equipment and systems to ensure everything is up to standard;
• Perform general maintenance tasks including landscaping, painting, and carpentry;
• Maintain the inventory records for equipment and supplies

Project SystemsTeam member must operate, test, maintain and restore to working order any component of the systems used within the property, including but not limited to:

• Heating, Ventilating, Air Conditioning (HVAC)• Plumbing• Electrical and Lighting Systems• Structural• Life Safety Systems

Qualifications

• 2-4 years’ Maintenance techician experience with knowledge of commercial, mechanical, electrical, and plumbing systems;• High school diploma or equivalent with technical school certification;• General maintenance skills in carpentry, painting, locksmithing, etc.;• Must have and maintain a valid driver’s license;• Proven knowledge of technical terms used in HVAC, plumbing and/or electrical;• Strong knowledge of building trade tools and equipment;• Good verbal communication skills and written communication skills in English and customer service skills;• Must be a good team player with multi-tasking skills;• Working knowledge of Microsoft Word and Excel;• Excellent attendance record and willingness to work a flexible schedule which may include after hours and/or on-call duties.

Physical FunctionsTeam member will perform indoor and outdoor maintenance activities. Maintenance functions will include standing, walking, sitting, stooping, bending, lifting up to 100 lbs., ability to climb ladders, and working at heights and in confined spaces.

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.

For Boston, Massachusetts this ranges from $52,000.00-$56,160.00 plus benefits and retirement program.
