Maintenance Technician Ashe Senior Village

General Statement of Duties

Performs semi-skilled and unskilled tasks in maintenance of the building and surrounding grounds

Distinguishing Features of the Class

An employee in this class performs custodial and building trades and maintenance work in a large facility. Work involves cleaning of all common areas, minor repairs and improvements and assistive tasks for tenants.

Employee will ensure critical equipment (i.e. emergency lights) is working. The employee is responsible for lawn work, trash removal and snow removal from walks and heat pumps.

Duties require the use of various tools and equipment and some heavy lifting. The employee must abide by safety rules and regulations and exercise caution when using certain tools and equipment.

Work involves regular contact with staff, the senior residents, and the general public. Sound judgment is always required due to the clientele served.

The employee works with considerable independence under the general supervision of the Housing Director. Performance is evaluated by observation, quality and quantity of work completed, and conferences.

Duties and Responsibilities at Ashe Senior Village

Essential Duties and Tasks

Removes trash daily during work-week, holidays as needed

Check emergency lights, exit signs, and fire extinguishers monthly; schedules annual inspections.

Assists tenants with minor repairs

Paints common areas and apartments as needed; schedules contractors as needed

Uses carpet cleaner per schedule, between tenants or as needed

Performs minor repairs as needed

Maintains grounds and exterior to provide good curb appeal

Orders janitorial supplies as needed

Assists with quarterly apartment inspections

Fills out necessary paperwork and forms as required

Assists with laundry deposits

Accepts rent and makes deposits in site managers absence

Provides change to tenants for laundry

May serve as on-call for afterhours emergencies for all buildings on campus

Must adhere to fair housing standards and participate in training as needed

Duties and Responsibilities at Generations Ashe Senior Center and Administrative Building

Unlock doors as needed

Perform minor repairs as needed

Assist with Food Pantry deliveries

Assist with and / or schedule necessary fire and equipment inspections as needed.

Assist in keeping all equipment in good working order.

Assist with vehicle repair and maintenance to garages as needed.

Duties and Responsibilities at Generations Ashe Assisted Living and Memory Care

Provide support and assistance to assisted living maintenance as requested

May involve repairs and work in the absence of the assisted living maintenance technician.

Recruitment and Selection Guidelines

Knowledge, Skills, and Abilities

Through knowledge of safety procedures in performance of duties

Working knowledge of cleaning methods, material, and equipment

Skill in performing a variety of semi-skilled building, trades, and construction work

Ability to perform manual labor requiring continuous physical effort

Ability to understand and follow oral and written instructions

Ability to establish and maintain an effective working relationship with supervisors and other employees

Ability to relate to senior citizens in an effective manner and to demonstrate interest in the needs and desires

Ability to relate to the public in a courteous manner, adhering to Fair Housing guidelines

Ability to use email and a computer a plus.

Physical Requirements

Must be able to perform the basic life operational functions of climbing, stooping kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, and talking

Must be able to perform very heavy work, exerting in excess of 100 pounds of force occasional, and / or in excess of 50 pounds of force frequently, and / or in excess of 20 pounds of force constantly to move objects

Must possess the visual acuity to use measurement devices and to perform mechanical or skilled trade tasks of a non-repetitive nature

Desirable Education and Experience

High school graduation, as well as skill in performing a variety of building trades, construction work, and some experience in the building and grounds maintenance or an equivalent combination of education and experience
