JOB SUMMARY:

Responsible for the performance of all activities related to apartment rentals, move-ins and lease renewals. Candidate interacts directly with prospective and current residents to achieve maximum occupancy. This includes generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation and completing move-in paperwork and procedures. Performs all of the above in accordance with applicable laws and company policies.

• At all times, utilize Fair Housing standards and practices as defined by state and federal law.
• Maintain up-to-date knowledge of rental criteria, unit availability, features and benefits, market rents and current leasing specials.
• Maintain current knowledge of the property’s competitor’s rental criteria, unit availability features and benefits, market rents and current leasing specials.
• Respond to phone, email and walk-in inquiries regarding unit availability and property information while creating excitement for the prospect to schedule an appointment.
• Schedule showings in an efficient manner for multiple Leasing Associates.
• Conduct leasing tours of units.
• Process applications, screening reports and prepare lease-related paperwork in an accurate and timely manner.
• Maintain current prospect and leasing data in property management software system.
• Qualify all prospective renters using company-approved criteria and procedures.
• Move-in new renters, i.e., discuss lease and apartment complex rules, and conduct move-in inspection. Move-out departing renters to include conducting a move-out inspection.
• Administer lease renewal process and follow-up with residents on renewal of their lease.
