Gaston County Government is Hiring a Planner I, II, III Near Gastonia, NC

The duties listed below are not all of the duties that may be assigned but are those that are considered as essential for an employee to perform.

  • Issue zoning permits and verification letters and performs site plan review as needed.
  • Researches and compiles information on a variety of planning and zoning-related topics.
  • Attend and present at Planning Board Board of Adjustment Hearings, and/or Board of Commissioners Hearings.
  • Research, prepare, and present detailed reports and maps on development trends, land use topics, and other topics as assigned by the Director of Planning and Zoning.
  • Assists in the evaluation of re-zonings, ordinance amendments, site plans, special use permits, and other proposals/requests and presents cases to the Planning Board and Board of adjustment as needed.
  • Schedule and conduct zoning inspections for new construction projects as needed.
  • Assist with amendments to the Comprehensive Land Use Plan and the Unified Development Ordinance.

Planner II:

  • Research, prepare and present general rezoning requests, ordinance amendments, special use permits, and other proposals/requests to the Planning Board, Board of Adjustment, and Board of Commissioners as needed.
  • Conduct zoning-related inspections including but not limited to new construction inspections, site visits for Planning Board and Board of Adjustment requests (including, but not limited to, re-zonings, variances, special use permits).
  • Research, prepare and present amendments to the Comprehensive Land Use Plan and the Unified Development Ordinance.
  • Assign addresses, create, edit and maintain multiple GIS layers based on data provided by other entities and county data, create plot maps upon request, georeference plats, drawings, and or plans for placement, and any other Special Projects as assigned by the GIS Manager or Director of Planning and Zoning.

Planner III:

  • Research, prepare, and present complex and detailed reports and maps on development trends, land use topics, and other topics as assigned by the Director of Planning and Zoning and serve as a liaison to the community on behalf of the department. Attends all community and public information meetings, including but not limited to meetings scheduled by GCLMPO, NCDOT, and Centralina Council of Governments.

Minimum Qualifications

Planner I:
A Bachelor's Degree in Urban Planning, Architecture, Public Administration, Business, Political Science, Economics, or related area of study with two (2) years of Planning and Zoning or Building Inspections Permitting experience is required. Must have a current North Carolina Association of Zoning Officials (NCAZO) certification.

Planner II:
A Master's Degree with two (2) years of Planning and Zoning or Building Inspections Permitting experience or a Bachelor's Degree in Urban Planning, Architecture, Public Administration, Business, Political Science, Economics, or related area of study with four (4) years of experience is required. Must have a current North Carolina Association of Zoning Officials (NCAZO) certification. Must be willing to earn/receive AICP accreditation within two (2) years of hire.

Planner III:
A Master's Degree in Urban Planning, Architecture, Public Administration, Business, Political Science, Economics, or related area of study with six (6) years of Planning and Zoning or Building Inspections Permitting experience Must have a current North Carolina Association of Zoning Officials (NCAZO) certification. Must be willing to earn/receive AICP accreditation within two (2) years of hire.

**If a candidate does not meet the minimum education requirement, those with 15 years or more of related experience will be considered in lieu of a degree.

Additional Information

  • Planner I: $23.73 - $40.35/hr.
  • Planner II: $27.17 - $46.20/hr.
  • Planner III: $31.11 - $52.89/hr.

Minimally qualified applicants will start at 25% of the salary range:

  • Planner I: $27.89/hr.
  • Planner II: $31.93/hr.
  • Planner III: $36.56/hr.

The applicant selected must undergo and pass a drug screening test prior to employment.
