Gardner Builders is Hiring a Contract Administrator Near Minneapolis, MN

Position Summary:

We are seeking a detail oriented Contract Administrator to join our team! In this role, you will play a crucial role in our risk management strategy and compliance efforts. You will review owner and subcontractor contracts, identify non-standard terms or red flags, draft contracts, and maintain a library of contracts and records. You’ll collaborate closely with the Project Management Team to obtain approval for non-standard terms and apply risk management strategies. In addition to contract administration, you will also administer trade partner insurance compliance and owner financing prequalification. 

A high degree of attention to detail and strong organizational skills are a must. We’re looking for a proactive problem solver and an excellent communicator who can adapt to a fast-paced environment. Our ideal candidate has construction industry experience and an understanding of owner-to-contractor contracting styles, general contractor-to-subcontractor relationships, and general risk-transfer strategies. 

Responsibilities:

  • Coordinate all activities related to owner and trade partner contract implementation - including the development and review of contract documents and Universal Agreements to ensure protection of company's contractual/risk posture, satisfaction of contractual requirements, and adherence to company policies & strategies
  • Learn and apply Gardner Builders’ strategy, red-flags, and overall objectives relative to risk management 
  • Verify contract discrepancies and make corrections accordingly, obtain approval for non-standard terms or modifications, refer red-flag issues to the appropriate party, and provide recommendations to mitigate risk
  • Draft and revise contracts as updates become available and inform relevant stakeholders
  • Develop and maintain digital system of contracts, records, and other documentation
  • Administer trade partner insurance verification and prequalification documents
  • Assist owner financial prequalification process
  • Consult with outside legal counsel and insurance partners as needed

  • Solid understanding of contract language, insurance and insurance risk
  • Sharp analytical skills 
  • Strong conceptual and problem-solving skills 
  • Ability to think strategically and recommend creative and practical legal business solutions
  • Strong attention to detail, organization, and follow-through 
  • Excellent verbal and written communication skills 
  • Interpersonal skills with the ability to work in a collaborative team
  • Ability to apply independent judgment to the daily administration of tasks
  • Ability to manage multiple simultaneous projects
  • Ability to quickly learn and gain proficiency in new technology and software platforms/tools. Software knowledge preferred: Billy Insurance Compliance, Procore, Google Workspace, AIA Software, Docusign

Qualifications:

  • Bachelor’s degree in a related field or equivalent combination of education and experience
  • Minimum 6 years of experience in contract administration/management or legal administrative experience, preferably with legal agreements 
  • Preferred: Paralegal certification or equivalent legal education, training or experience 
  • Preferred: Experience in Construction Services
