Job Title: Land Development Manager

Position Overview:
As the Land Development Manager, you will be responsible for overseeing all aspects of land development projects from conception to completion. Working closely with cross-functional teams, you will ensure the successful acquisition, entitlement, design, and construction of residential communities in Phoenix, AZ. This role requires a strategic thinker with exceptional leadership skills, a keen understanding of land development processes, and a passion for creating vibrant and sustainable neighborhoods.

Key Responsibilities:

  • Land Acquisition and Due Diligence:
  • Identify and evaluate potential land acquisition opportunities that align with company goals and objectives.
  • Conduct thorough due diligence, including feasibility studies, zoning analysis, environmental assessments, and regulatory compliance reviews.
  • Entitlement and Permitting:
  • Lead the entitlement process by coordinating with regulatory agencies, consultants, and stakeholders to obtain necessary approvals and permits.
  • Develop and implement strategies to navigate regulatory challenges and ensure compliance with local ordinances and regulations.
  • Project Planning and Design:
  • Collaborate with architects, engineers, and land planners to create innovative and sustainable site designs that optimize land use and enhance community aesthetics.
  • Manage the preparation and review of site plans, grading plans, utility layouts, and other construction documents.
  • Construction Management:
  • Oversee the bidding, contracting, and construction administration processes for land development projects.
  • Monitor project schedules, budgets, and quality standards to ensure on-time delivery and cost-effective execution.
  • Stakeholder Engagement:
  • Cultivate positive relationships with landowners, government officials, community members, and other stakeholders to foster cooperation and support for development initiatives.
  • Represent the company at public hearings, meetings, and community events to address concerns and promote transparency.
  • Risk Management and Compliance:
  • Identify potential risks and proactively implement mitigation strategies to minimize project delays and cost overruns.
  • Ensure adherence to safety protocols, environmental regulations, and company policies throughout the land development process.

Qualifications:

  • Bachelor's degree in Civil Engineering, Urban Planning, Construction Management, or a related field (Master's degree preferred).
  • Minimum of 5 years of experience in land development, preferably in the residential real estate industry.
  • Strong knowledge of land use regulations, entitlement processes, and construction practices in Phoenix, AZ.
  • Proven track record of successfully managing complex land development projects from inception to completion.
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to lead cross-functional teams and collaborate effectively with internal and external stakeholders.
  • Proficiency in project management software, GIS tools, and Microsoft Office suite.

Pay: $130,000.00 - $155,000.00 per year
