SUMMARY / OBJECTIVE

The Custodian/Housekeeper will report to the Maintenance Manager. This job includes but is not limited to janitorial tasks and apartment turnovers. As a part of the on-site team, this position will ensure a high standard of cleanliness, customer service, and a hazard free environment. The Custodian/Housekeeper cares for property cleanliness, upkeep of all public and common areas, grounds, and housekeeping duties as assigned.

ESSENTIAL FUNCTIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. General:

  • Keep Property Manager aware of daily procedures, comments, problems, changes etc.
  • Report inventory/supply needs to Property Manager.
  • Keep all equipment clean and report equipment repairs or replacement to Property Manager.
  • Make sure all cleaning equipment, storage areas, supplies etc. are maintained/stored in accordance with state and federal laws.
  • Follow proper labeling, storage and use of supplies and chemicals.
  • Participate in meetings as required.
  • Follow established OSHA and security procedures.
  • Clean all utility, garbage, mop rooms, common area bathrooms, etc. daily.
  • Provide light housekeeping in the occupied units consisting of wiping down counters; sweeping, mopping and vacuuming floors; clean tub/shower; toilets; and sinks.
  • Any other assigned task not listed as requested by Property Manager.

Exterior Grounds:

  • Performing scheduled walks of the community to keep the grounds free of trash and pet waste.

Common Area Cleaning:

  • Vacuum, clean walls, polish chrome, and clean and vacuum tracks in elevator daily (if applicable), more often if needed.
  • Dispose of all garbage in the building daily in an appropriate manner.
  • Walls, floors, windows, etc. in common areas of building weekly, more often if needed.
  • Vacuum all hallway carpet once a week, more often if needed.
  • Remove dust and cobwebs in all areas as needed.
  • Remove soiled spots on walls, carpets, etc. in common areas as needed.
  • Wash inside of all day room windows as needed.
  • Wash outside of all windows on first floor and common areas as needed.

Unit Turns:

  • Clean vacant apartments completely as they become empty.
  • Prepare vacant apartments for painting and paint as needed.

  • Limited; may be required to run errands and/or go pick up supplies.

EDUCATION AND EXPERIENCE

  • Education: High school diploma or equivalent required.
  • Experience: 2 years of grounds keeping, custodial, janitorial, and/or housekeeping preferred.

  • Physical: Frequently required to perform moderately difficult manipulative tasks such as typing, writing, etc. Must be able to walk, stand, and sit for extended periods. May be asked to lift up to 50 lbs.
  • Sensory: Frequently required to read documents, watch training videos, and read numbers on a computer screen. Must be able to distinguish normal sounds with some background noise, as in accepting phone calls, interacting with management, co-workers, and other staff, etc. Must be able to speak clearly and understand/be understood using the English language.
  • Cognitive: Frequently required to concentrate on intense detail with constant interruption. Must be able to attend to a task/function for 1 hour or more. Frequently required to understand and relate to specific ideas, several at a time. Must be able to remember multiple tasks/assignments given to self and others over a period of several days.
  • Environmental Conditions: Dust, potential loud noises, glare from computer screens, heat and air conditioning, cleaning chemicals.
  • Equipment: Frequently required to use cleaning tools and supplies, a computer, phone, copier, and fax machine.
