The Senior Project Manager possesses the knowledge and skills to take charge of larger or more intricate projects, potentially overseeing other project managers, responsible for their effectiveness and ensuring projects are completed in accordance with contract documents. Additionally, they offer direction to designated project teams, occasionally serving as the team leader.

• Oversees Project Teams, offering guidance on project management methodologies, adherence to plan specifications, and company ethos and protocols.
• Holds direct accountability for projected costs and profits for each assigned project, assisting in project estimates and negotiating prime contracts, while preparing project budgets.
• Organizes pre-construction planning and pre-mob meetings and actively participates in negotiating project subcontracts, obtaining permits, and resolving regulatory requirements.
• Develops project schedules and milestones in collaboration with the Project Superintendent, reviews Contract Documents for completeness and consistency, and plans for successful execution of construction contracts.
• Negotiates owner and subcontractor change orders, overseeing resulting cost and profit impacts, and controls payment of job costs, coordinating with the job cost accountant for payments and lien releases.
• Coordinates final closeout procedures, including as-built drawings, punch lists, final billing, occupancy permits, owner acceptance, project manuals, warranty letters, subcontractor closeout, substantial completion letters, and recommendation letters.

Qualifications

• Holds a Bachelor’s degree in civil engineering, construction management, or a related field, or possesses equivalent education and experience.
• Brings a minimum of 7 years project management experience in Mission Critical construction projects.
• Demonstrates a strong ability to manage complex projects effectively.
• Excels as a team member, adept at delegating tasks to achieve organizational and customer objectives.
• Possesses a comprehensive understanding of estimating concepts necessary for bid verification, market rate comprehension, and change order processing.
• Knowledgeable about building codes, design requirements, and adept at interpreting plans, blueprints, and specifications.
• Possesses outstanding negotiation skills with a minimum of one year of experience in contract negotiations.
