Position Summary : Under the direction of the Associate Executive Director, the Facilities Director is responsible for the maintenance and improvement of the property, pools, facility, vehicles, and janitorial services, including preventative maintenance plans and related budgets.

The Facilities Director will perform highly diversified duties to repair, troubleshoot, and maintain facility buildings, grounds, fitness equipment, mechanicals, etc.

Typical Physical Demands : Physical stamina is required to tolerate continuous standing, stooping, reaching, grasping, kneeling, walking, bending, climbing ladders, lifting objects weighing up to 50 lbs.

Typical Working Conditions : Duties are performed during and after hours both indoors and outdoors in all types of weather conditions.

Indoor areas include fitness facilities, swimming pools, basketball courts, locker rooms and program spaces. Outdoor areas include sports fields and track, outdoor pools, parking lots and exterior of building.

The ability to withstand temperature variances common to facilities maintenance is required. The ability to work at heights from a ladder or lift is required.

Requires automobile travel to various locations, training, seminars, and workshops.

Job Segments :

Provides overall coordination of facility maintenance and janitorial services, including planning, developing preventive maintenance programs, and annual improvement plans for the facility.

• Responds to day-to-day maintenance problems including building, pools, vehicles, grounds and mechanical. Get estimates or bids on outside jobs and oversee their completion.
• Schedules routine maintenance and building inspections to prevent problems with mowers, HVAC, fitness equipment, vehicles, etc.
• Supervises cleaning of all facilities to ensure cleanliness throughout operating hours to include management of evening janitorial contract and daytime janitorial staff.

Hires, trains, schedules, and evaluates daytime janitorial staff.

• Observes and promotes safe work practices and procedures.
• Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations.
• Performs minor electrical maintenance including replacement or repair of fixtures, wall switches and outlets, light bulbs, ballast, sockets, fuses, minor appliances, cords.
• Performs minor plumbing maintenance including repair of leaks in drains and faucets, unclogging of drains and toilets, replacing and repairing hoses and pipes.
• Performs minor painting, carpentry, and masonry work including preparing surfaces to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.
• Reconfigures and installs storage and office spaces including furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, shelving units, etc.

• Maintain sports fields and grounds to include operating various types of lawn maintenance machinery.
• Provide emergency / unscheduled repairs of facilities and various types of equipment.
• Read and interpret equipment manuals and work orders to perform required maintenance and service.
• Detect faulty operations, defective material, and report those and any unusual situations to supervisor.
• Comply with safety regulations and maintain clean and orderly work areas.
