Fairlawn Real Estate is Hiring a Property Onboarding Manager Near Champaign, IL

Description

Are you a detail-oriented individual who thrives on ensuring smooth transitions and impeccable standards? We are currently seeking a Property Onboarding Manager to join our awesome team here at Fairlawn! In this role, you’ll work with key internal and external stakeholders and play a major part in seamlessly integrating new properties into our portfolio. Reporting to the Head of Centralized Property Operations, you’ll work from our Corporate Office in Champaign, IL, coordinating tasks across departments and providing essential support to our properties. If you’re ready to take on a pivotal role in a growing real estate company, please apply today!

What will you do?

  • Champion our core values in every aspect of your work
  • Own our property onboarding and offboarding checklists, coordinate tasks across departments, and ensure timely completion
  • Utilize our property management software to facilitate smooth property onboarding and offboarding processes
  • Assist in setting up new management offices to ensure the operational readiness of our on-site teams 
  • Provide supplemental on-site and remote staffing support during the onboarding phase of a new property, during capacity shortages, and during training periods across the portfolio 
  • Assist in completing due diligence tasks for potential new acquisitions including walking units, performing lease audits, and interviewing on-site staff members 
  • Lead and manage a Lease-up Specialist, ensuring accountability and success 
  • Provide supplemental frontline customer service and be available to give guidance on escalated resident issues; assist leasing administration including setting up lease templates and ownership of the renewal process 
  • Contribute to the success of Fairlawn’s operations by sharing expert insights and leading continuous improvement initiatives 
  • Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)

Requirements

 Who you are – We’d love to hear from you if you:  

  • Have at least 3 years of Property Management experience, with a strong customer service background 
  • Have a proven record of successfully leading team members (at least one year of direct people management experience) 
  • Have previous leasing or sales experience (Preferred) 
  • Have a High School Diploma or GED (Bachelor’s degree preferred) 
  • Are proficient in property management software and Microsoft Office Suite; ability to adapt to new technology
  • Have excellent written and verbal communication skills 
  • Demonstrate superior attention to detail, high energy, and a positive attitude 
  • Have the ability to work independently and also to work closely with other team members

  • Have the ability to work overtime as needed during high-demand times and capacity shortages 

Some additional things you will need: 

  • Valid driver’s license and dependable vehicle.
  • Ability to travel to properties and corporate events (including some overnights), and to work remotely 
  • Availability to work longer hours and weekends during prime leasing season and turnover (specific dates vary from year to year)
  • To serve as one of the emergency contacts for the community and assist in after-hours emergency situations 
  • Must be able to complete the physical functions of the position, not limited to the ability to walk properties, complete physical inspections, deliver resident communications, and show properties

Physical Requirements 

  • Execute tasks independently, and maintain concentration/focus on tasks. 
  • The ability to communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations. 
  • The ability to observe details at close range (within a few feet of the observer). 
  • The ability to communicate orally with customers, vendors, management, and other co-workers.
  • Occasionally moving objects up to 15 pounds around the office. 
  • Regular use of the telephone and e-mail for communication is essential.
  • Hearing, vision, and speaking within normal ranges are essential for normal conversations, receiving ordinary information, and preparing or inspecting documents. 
  • Good reasoning ability is important. Able to understand and utilize management reports, memos, and other documents to conduct business. 
  • Moving about to accomplish tasks or moving from one worksite to another. Includes but is not limited to driving a motor vehicle, standing, sitting, walking, and climbing stairs.
  • The job is performed indoors in a traditional office setting. Activities can include extended periods of sitting while working at a computer and fast-paced operations and events
