Leasing Consultant

Reports To: Community Manager

FLSA Status: Non-Exempt (eligible for overtime)

Summary: The Leasing Consultant is responsible for coordinating all activities related to apartment leasing. The Leasing Consultant’s primary duties fall into the following three categories: 1.) Administer a highly-effective sales and marketing program; 2.) Promote resident retention and provide outstanding customer service, and 3.) Contribute to building a successful operational team.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Administer a Highly-Effective Sales and Marketing Programming.

  • Prepare the day for leasing which includes but is not limited to: ensuring models and vacant readies are in touring condition, the office is presentable and ready for business.
  • Professionally greet, qualify, tour and lease apartments to prospective residents.
  • Maintain an up-to-date leasing notebook to be used on all tours.
  • Maintain accurate and detailed records of traffic by entering applicable information into the computer and maintaining completed guest cards according to company guidelines.
  • Follow-up with all prospective traffic via phone, mail and/or e-mail.
  • Process all rental applications in a timely and accurate manner (24-48 hours).
  • Have a working knowledge of and consistently follow the company’s operating procedures.
  • Understand and observe all Fair Housing rules and regulations, in both letter and spirit. Treat all customers with courtesy and respect.
  • Accurately prepare all lease and move-in paperwork.
  • Inspect apartments before move-in, place move-in gift in apartment (where applicable), ensure keys work and apartment is ready for move-in.
  • Review the lease and all lease paperwork with residents before move-in, ensuring all documents are properly signed.
  • Generate qualified traffic through outside marketing efforts.
  • Maintain knowledge of all competition and assist with completion of market survey.
  • Manage social media accounts and create monthly marketing schedules

Promote Resident Retention and Provide Outstanding Customer Service.

  • Assist Community Manager in distributing lease renewal letters to residents in a timely manner.
  • Follow-up with residents concerning their renewal decision until a renewal is signed or a notice is given.
  • Plan, promote and attend resident social/renewal functions as directed.
  • Accept and generate resident service requests in a timely and accurate manner.
  • Apply professionalism and friendliness at all times and with all resident interactions such as: receiving rent payments, expediting service requests, answering inquiries and confronting problem situations.
  • Assist in generating and distributing monthly resident newsletters.

Contribute to Building a Successful Operational Team.

  • Support whole team effort by providing clerical support and answering phone calls.
  • Participate in company-provided training.
  • Complete all leasing reports in an accurate and timely manner.
  • Assist in inspecting apartments, buildings and grounds to ensure safety and cleanliness, alert the maintenance department to items that are in need of repair.
  • Support and maintain a positive attitude.
  • Inform supervisor if unable to complete work assigned or unable to be at work when scheduled.
  • Comply with all Evolve standards; applicable health and safety rules and regulations, as well as applicable local, state and federal laws.

Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience

High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

Language Skills - English

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Reasoning Ability

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Other Skills and Abilities

Ability to use a personal computer and has working knowledge of email, Microsoft Word and Excel. Ability to use general office equipment such as telephone, fax machine, printer and copier.
