Description

Summary:

This position is primarily responsible for maintaining assigned grounds in a neat and orderly fashion by using powered or manual landscaping equipment, paint or other tools as needed by performing the following duties.

Qualifications


ESSENTIAL DUTIES AND RESPONSIBILITIES:

Core duties and responsibilities include the following. Other duties may be assigned.

Conducts all business in accordance with company policies and procedures, state and federal laws; eg, OSHA, ADA, Fair Housing, etc.

Receives daily assignments to maintain grounds, paths, roadways and parking lots according to the needs of the property and the weather.

Prepares soil, plants seed or seedlings, weeds, rolls lawns, cuts grass, and/or removes leaves, during appropriate season.

Conducts snow removal and the salting of walkways, during winter months.

Ensures all doorways, paths, roadways, fire hydrants, and storm drains are clear at all times.

Coordinates with professional landscaping company, as directed.

Conducts litter patrol and picks up trash in assigned areas. Ensures assigned non-cultivated areas are neat and orderly at all times.

Performs “trash-out” duties in vacant units (remove abandoned furniture, trash, boxes, etc to dumpsters or storage, as directed.

Assists with various exterior maintenance tasks, as directed.

Uses paint to touch up both the interior of the assigned building and the exterior, including curbs.

Relines parking lot with paint lines and make changes as required to reserved parking designations.

Assists with pool maintenance, as directed.

Distributes resident communications, i.e. newsletter, correspondence, pest control notices, etc.

Looks out for any safety hazards, including LBP, asbestos, radon, hazardous spills and workplace safety. Notifies management immediately if safety hazards exist.

Maintains a "safety first" attitude.

Ensures all safety equipment is used consistently and appropriately.

Performs work area clean-up and safety related duties.

ATTENDANCE:

Must be punctual and timely in meeting all requirements of performance, including, but not limited to, attendance standards and work deadlines; beginning and ending assignments on time; and scheduled work breaks; where applicable.

This job has no supervisory responsibilities.

QUALIFICATIONS:

EDUCATION AND/OR EXPERIENCE:

High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

COMPUTER SKILLS:

No Computer Skills Needed.

OTHER SKILL, ABILITIES, AND QUALIFICATIONS:

  • Must be reliable.
  • Must have sufficient reading ability to understand simple instructions and schedules.
  • Must be able to perform simple tasks independently after being given assignments.
  • Occasional need to effectively communicate with residents and staff.
  • Must be able to work in a fast-paced, multi-faceted and customer service-oriented environment.
  • 0-2 years’ experience in similar positions.
  • General landscaping experience – cutting grass, weeding, planting, etc.
  • Experience with both indoor and outdoor painting.
  • Must be knowledgeable and skilled in the safe use and maintenance of the following tools:
    • Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
    • Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
    • User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders
    • Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
  • All employees are responsible for observing safety and security procedures as applicable and reporting potentially unsafe conditions to management within their shift, prior to clocking out for the workday.
  • The employee must be capable of adapting, with minimal or no advance notice, to changes in how business is conducted and work is accomplished, with no diminishment in work performance.
