Position Summary:

The Lead Maintenance Person is responsible for the overall maintenance of the facility’s building and grounds, including carrying out the preventative maintenance program; making repairs of electrical, plumbing, and mechanical equipment. Responsibilities also include trouble-shooting heating and air-conditioning malfunctions; remodeling; carpentry work. The Lead Maintenance Person plants and maintains flower beds, and controls insects and other pests on shrubs and plants as well as trims hedges, rakes leaves; trims driveway and sidewalk edges. This position is responsible for weed abatement for entire facility. The Lead Maintenance Person maintains a positive working relationship with residents, family, staff, and vendors.

The starting salary for this position ranges from $22.75 to $30.95/hour.

Position Responsibilities include:

• Under the direction of the facility administrator, the Lead Maintenance Person performs work detailed in the comprehensive preventative maintenance system and safety program for the facility’s building and grounds, and performs the tasks associated with the maintenance and repair of the facility.

• Assures compliance with Eskaton policy, HUD requirements, and all applicable federal, state, and local regulations.

• Consults routinely with facility administrator regarding facility building and grounds repair needs and priorities for completion.

• Performs work as needed to prepare apartment units for occupancy.

• Inspects grounds and building exterior(s) and common areas daily; inspects equipment and night lighting weekly. Is constantly alert to safety hazards and needed repairs/replacements.

• Is responsible for trouble-shooting major malfunctions in the plumbing, electrical, and heating/cooling systems. In consultation with the facility administrator, coordinates with outside companies for equipment or expertise as needed.

• Plumbing: Installs, repairs, and maintains piping, fittings, and fixtures involving in the distribution and use of water and gas throughout the facility.

• Electrical: Operates and makes minor repairs in the existing electrical systems throughout the facility, including the installation of junction boxes, receptacles, and switches. Replaces motors, belts, pulleys, and micros-switches, either upon failure or as trouble-shooting malfunctions occur. Monitors and replaces lights and fixtures, and associated electrical appliances as needed.

• Carpentry: Standard woodworking skills. Performs finish work to include cabinetry, painting, and minor repairs.

• General Maintenance: Repairs and services sprinkler systems, including sprinkler valves, PVC piping, and outside water and control valves. Performs minor concrete repairs to sidewalks and patios. Maintains outside lighting systems of the facility, including parking lots and refuse areas. Maintains the attractive appearance (“curb appeal”) of the building and grounds.

• Is responsible to maintain all maintenance tools and equipment in a working and orderly fashion.

• Purchases non-capital items required for general maintenance of building and grounds.

• Provides appropriate supervision to staff in accordance with the Eskaton prime values and established mission statement where applicable.

• Mows lawns and trims hedges.

• Plants and replaces shrubbery and other plants if necessary.

• Inspects flower, shrubs, and trees for evidence of insects and other pests. Inspects grounds and surrounding area for evidence of weeds.

Qualifications

Education:

High school diploma, or equivalent G.E.D., preferred. Graduation from trade school related to electrical, plumbing, and carpentry skills, or completion of a recognized on-the-job training program in those areas preferred.

Training and Experience:

A minimum of two (2) years general maintenance experience, with emphasis upon electrical, plumbing and carpentry.

Job Knowledge:

Must be familiar with buildings and grounds maintenance techniques, equipment, and operation of irrigation system, water supply lines, fire and safety regulations and procedures. Must know how to operate equipment used in building and grounds. Practical knowledge of HVAC systems, plumbing and electrical systems, painting, floor care, refrigeration, appliance repair, construction, grounds maintenance, and various tools and equipment.

The final candidate must successfully pass Eskaton's post offer, pre-employment testing which includes a criminal background check, drug test, COVID test, TB screen test and health screen.
