ES Property Management is Hiring a Property Management Maintenance Coordinator Near Indianapolis, IN

Property Management Maintenance Coordinator

As the Maintenance Coordinator for ES Property Management, you are responsible for planning, coordinating, and verifying the completion of the maintenance issues at each of our residential properties. These responsibilities include scheduling, coordinating, communicating, anticipating and managing the entire maintenance process. Ensuring the maintenance work is completed to our standards efficiently and on time. You will have training in managing the insurance claims process for tenant and owner insurance claims. Your clients are ES Property Management property owners, tenants, vendors, and insurance companies. Your team includes the property managers and field supervisors. Excellent communication and problem-solving skills and team collaboration are paramount to your success as the Maintenance Coordinator. Knowledge of the residential property management process and previous maintenance coordination experience is required. Please note this is not a field maintenance technician position but an office based maintenance coordination position.

List of job responsibilities:

Coordinating maintenance jobs with tenants and vendors

Managing vendor work orders thru the entire process, from beginning to end

Managing vendor matrix list, invoice process and vendor insurance confirmation

Communicating maintenance plans with the Property Managers and Field Supervisor

Notifying owners maintenance issues

Troubleshooting maintenance issues

Assigning and following up with vendors on each job

Verifying vendors perform work to our standards

Documenting processes on company database

Assisting in property turnover processes w/Property Manager as needed

Participating in on-call rotation alternating weeks throughout month

Communicating with insurance companies

Managing insurance claims process- filing, submitting invoices and photos, following up with adjusters until claims approved

90% of your time is office based,10% of your time is field base

Education/Experience Requirements

  • Minimum 2 years experience in a property management setting preferred
  • Excellent critical thinking and negotiating skills
  • Excellent customer service skills
  • Familiarity with Appfolio software preferred

Qualified candidates will have reliable transportation and a valid driver's license

JobType: Full-time

Pay: $38,000.00 - $46,000.00 per year

Expected hours: 40 hrs per week
