- Receive, record, and post all rental, late, NSF, and vending income payments.
- Generate delinquency reports, renewal letters, and security deposit dispositions.
- Assist in preparing weekly marketing/leasing reports for the Property Manager.
- Notify delinquent residents daily by hand-delivered notice, phone calls, and emails.
- Periodically audit lease files for accuracy.
- Inspect units to ensure readiness and adherence to company standards.
- Take phone calls from prospects and make appointments.
- Greet prospects and have them complete guest cards.
- Qualify prospects on the type, size, price, and amenities available.
- Obtain picture I.D. before showing a prospect a unit or model.
- Sell the prospect on the merits of the property.
- Use closing techniques to get the lease.
- Follow up with phone calls.
- Assure that the application is completed and presented to the verifying agent.
- Present application to Property Manager for approval/denial.
- Notify the prospect of acceptance or rejection of the application.
- Complete all paperwork and prepare the lease packet for move-ins.
- Prepare maintenance requests for residents.
Job Requirements:
-Minimum of 1 year of on-site leasing experience on 150 plus units.
-General computer experience with Bluemoon, E-site, Email, Excel, and Word
-Required valid Texas Driver's License.
-Ability to pass a full background check, including credit, criminal, and DMV.
-Neat and professional personal appearance.
-Good communication skills.
-Self-confidence
-Outgoing
-Ability to relate to people.
-The ability to work well under pressure.
-Good organizational skills.
