Employment in Senior Care is Hiring a Regional Physical Plant Manager Near Atlanta, GA

The Regional Physical Plant Manager is responsible foroversight of all physical plant operations and maintenance work for multipleCommunities, including staff training and evaluation, timely completion of workorders by assigned properties ' maintenance staff, deployment of regular and preventative maintenance programs, unit andgrounds inspections, and technical assistance.
The Regional Physical Plant Manager is also responsible forspecial projects, including capital improvement projects, as well as creatingand executing physical plant mock state survey inspections and other 3rd partyinspections.
Administrative Responsibilities
•Conductregular Facility site inspections for adherence to company maintenance andstate / federal life safety code standards; document courses of action,priorities and provide training or technical assistance based upon findings.
•Identifyphysical and staffing needs at properties and work with staff andAdministration management to address them.
•Prepareand maintain inventory of equipment, tools, and supplies at each property. Workwith Facilities Physical Plant Manager to replenish, as necessary.
•Monitorand audit for Preventative Maintenance to be completed timely by inspectingweekly work orders at each location.
•Reviewprospective employee applications and assist with interviews as requested.
•Makerecommendations for contract vendor services and supervise contract workerswhen needed.
•Workwith Physical plant manager to create budgets related to supply needs.
•Ensurerequired maintenance reports and preventive maintaining logs are completed andsubmitted in a timely and accurate fashion.
•Workwith Director Physical Plant manager and Administrator to create propertycapital improvement budgets.
•Reviewand prepare all maintenance service contracts with Director of Physical Plantand Facility Administrator.
•Maintaina copy of all site-based facility licenses and certifications with locallicensing authorities.
•Reviewinternal monthly reporting and logs for compliance and accuracy
Supervisory and Training Responsibilities
•Evaluatetimeliness of completion of work orders and provide feedback to
•Onboardand develop Director of Physical Plant and maintenance staff.
•Serveas a role model for maintenance staff.
•Ensurethere is always on-call coverage in the region.
•Identifypotential maintenance leaders for promotion and provide feedback to RegionalPhysical Plant Manager.
•Ensurethat job descriptions are developed, that regular performance evaluations areprepared and delivered to maintenance staff working in collaboration with theHuman Resources Department.
3rd Party Inspection Readiness
•Ensureproperties are prepared for 3rd party inspections, including but not limitedOSHA and State Survey inspections.
•Assistwith preparing plans of action/ correction to cure identified life safety codedeficiencies.
•Prepareproperties for noticed inspections and attend inspections.
Project Management
•CreateScope of work
•Obtainand review competitive bids and contractor ' s insurancedocuments
•PrepareGeneral Service Contract for review by Director or Assistant Director ofPhysical Plant
•Schedulework with contractor taking property ' s needs into account
•Oversee/Communicatewith contractor as work is taking place
•Reviewfinal product and sign off on work
Competencies
•Demonstratedskills and management experience of preventative and ongoing maintenance of acommercial healthcare property.
•Experiencein electrical, carpentry, HVAC, plumbing, and remodeling.
•Experiencewith electrical systems, appliances, circuits and fixtures.
•Experiencewith interior and exterior painting.
•Understandingof replacement flooring, glass and lock assemblies.
•Excellentinterpersonal skills including strong verbal and written communication skills.
•Strongleadership skills and ability to develop, train, and motivate others.
•Ableto work independently and in a team environment.
•Ableto work well under pressure/emergency/time sensitive situations

•Associates'degree preferred.
•Atleast 5 years of related experience.
•Drywall, lock change, and electrical,carpentry, flooring, and plumbing experience required.
•HVACType I and Type II preferred
•Knowledgeof Life Safety codes
•Experienceleading a team required.
•Abilityto calculate figures and amounts required.
•Abilityto handle finances and work within a budget.
•Workeffectively as a team contributor on all assignments.
•Abilityto effectively present information and respond to questions from residents andco-workers,
•MaintenanceCare software experience preferred.
•Skilledin Microsoft Excel and Word and general computer skills.
•Multilinguala plus. May be required based on property needs.
•Backgroundcheck and drug screening required.
•Cleandriving record required
