Emerald Management Enterprises is Hiring a Property Manager Near College Park, GA

Responsibilities:
- Manage and maintain positive relationships with tenants, ensuring excellent customer service and addressing any concerns or issues that may arise.
- Utilize a Computerized Maintenance Management System to track and schedule property maintenance and repairs.
- Oversee the day-to-day operations of the property, including coordinating maintenance requests, inspections, and vendor management.
- Maintain organized office files and records, including lease agreements, contracts, and tenant information.
- Conduct regular property inspections to ensure compliance with safety regulations and identify areas for improvement.
- Negotiate contracts with vendors for services such as landscaping, cleaning, and maintenance.
- Assist with administrative tasks such as answering phones, responding to emails, and processing rental applications.
- Identify opportunities for upselling additional services or amenities to tenants.

- Operating the property within the financial guidelines, i.e. the budget. Obtaining RM approval for expenses outside the budgeted guidelines.

-Achieving occupancy goals and leasing expectations of the property by using various marketing methods and programs.

-Achieving delinquency standards weekly/monthly.

Qualifications:
- Previous experience in property management or a related field is preferred.
- Strong customer relationship management skills with the ability to effectively communicate with tenants and address their needs.
- Proficiency in using CMMS software to track and manage property maintenance.
- Excellent organizational skills with the ability to prioritize tasks and meet deadlines.
- Knowledge of facilities management principles and practices.
- Strong negotiation skills for contract management.
- Attention to detail in maintaining accurate records and files.
- Professional phone etiquette and communication skills.
