SUMMARY: Direct and assist in completion of daily activities related to building management and facility maintenance of EmBe sites. Responsible for overall facility appearance and cleanliness, HVAC, building systems, and pool maintenance. Supervise and coordinate the work of vendors and employees who clean, repair and maintain the facilities. Manage rentals of facility spaces (except pool rental).

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following. Other duties may be assigned.

• Ensure EmBe brand, mission, vision, and values are reflected in all interactions.

• Coordinate, implement, and manage all aspects of building maintenance, including grounds, pool, and overall facilities
• Oversee a variety of semi-skilled and skilled building trade duties, such as pool maintenance, custodial duties, snow removal, HVAC and building physical repairs
• Maintain timely, professional communication with EmBe staff and management regarding maintenance issues and building projects and plans
• Prepare and implement a preventive maintenance program for the facility. This includes all heating, air conditioning, swimming pool maintenance, as well as general maintenance and repair of buildings and equipment.
• Prepare work schedules, assign work and oversee work product of vendors and direct reports
• Troubleshoot and diagnose building maintenance issues
• Evaluate the need for and supervise all outside vendors and contractors
• Provide direction to maintenance and custodial staff
• Interview, hire, select and train facilities maintenance staff
• Conduct performance appraisals; provide coaching and performance management
• Coordinate and communicate fire and tornado evacuation and disaster response plans
• Maintain inventory of building keys and locks
• Oversee general safety and security of facilities
• Manage annual building inspections
• Prepare annual maintenance, custodial and utilities budgets

QUALIFICATIONS

• Associates degree in building trades discipline or equivalent experience
• Strong mechanical aptitude
• Demonstrated knowledge and experience working with building trades, HVAC, and electrical
• Excellent trouble shooting and diagnostic skills
• Demonstrated supervisory experience and skills, working with multi-functional staff
• Strong organizational skills, ability to manage multiple projects at once
• Excellent oral, written and negotiation skills
• Driving personal and company vehicle to and from facilities and for offsite work related reasons

WORK ENVIRONMENT

• Work is performed in an indoor office environment, indoor utility and custodial spaces, and outdoor grounds locations
• The noise level varies from quiet to loud depending on the activity and if in the vicinity of operating equipment
