Position Summary

The real estate department of OTO is seeking a Real Estate Associate to be based in/out of The Johnson Group’s Dallas, TX office. The position reports to the Vice President of Real Estate and Area Director of Real Estate and will be responsible for market analysis, underwriting, hotel/site acquisition, and entitlement support for new hotel developments and acquisitions. The position will require day and night travel throughout Texas. Below is a list of additional responsibilities.

Position Responsibilities

• Support members of the real estate team in the creation and execution of a business plan for hotel acquisitions and development in Texas.
• Lead data analysis preparation for investment packages to be presented to OTO’s Investment Committee, prospective lenders and franchise partners.
• Establish and maintain relationships with local market contacts, ownership, brokerage and other third-party industry partners.
• Tour prospective markets to evaluate competition and prepare market analysis reports for the Real Estate Team and other members of management.
• Assist in financial analysis and underwriting for new hotel acquisitions and development opportunities.
• Help facilitate LOI and PSA negotiations, property due diligence, construction costing exercises and acquisition closings.
• Be the local market expert on all components of commercial real estate in Texas.

Essential Skills and Experience

• Bachelor's Degree required
• 1-2 years full-time work experience required, Hospitality, Commercial Real Estate and/or CRE Finance experience strongly preferred
• Prior deal team experience with focus on market due diligence, financial underwriting/analysis and knowledge of LOI/PSA terminology will be prioritized
• Ability to understand, interpret and analyze large data sets
• High degree of proficiency in MS Office Suite (Word, PowerPoint, Excel)
• Represent OTO Development, LLC. in a positive and professional manner
• Maintain a high regard of confidentiality for company information
• Ability to thrive in a fast-paced, entrepreneurial work environment 
• Works well under pressure
• Effective verbal and written communication skills

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, fax machines, and other office machinery.

Travel

This role will require overnight travel within the state of TX and occasional overnight travel out of state.

Position Type and Expected Hours of Work

This is a full-time position, and hours of work and days are Monday through Friday, 8:00 a.m. to 5:00 p.m. Evening and occasional weekend work may be required as job duties demand.
