Position: Facility Maintenance

Department: Eagle Village

Location: Bradenton, Florida

Statement of Purpose

Maintain the buildings and property under the directions of the Operations Manager.

Essential Functions and Responsibilities

· Responsible for the completion of all maintenance service requests as assigned.

· Complete the process of making vacant units ready to rent.

· Coordinate special projects as directed by Operations Manager.

· Complete grounds work, which include picking up trash, sweeping curb, maintaining landscaping and other duties.

· Responsible for alerting the Operations Manager of any unusual occurrence and/or damage that has taken place or that may occur.

· Maintain a professional courteous manner with all residents, vendors, contractors, and co-workers.

· Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.

· Ensure compliance of all work related activities in a fair, ethical, and consistent manner.

· Follow established company policies and those outlined in the Employee Handbook.

· Special projects and other responsibilities as may be determined.

Education & Experience Requirements:

· High School Education or Equivalent

· 5 years related experience and/or training.

· Possess strong organizational skills and attention to detail.

· Proven verbal and written communications skills. Strong interpersonal communication skills.

· Ability to work independently without close supervision but also work collectively with other staff.

· Computer literacy.

· Able to work with business sensitive and confidential information.

· Ability to effectively communicate with co-workers, department heads, and members of the public in both written and verbal form.

· Ability to assess and respond quickly to problems.

· Ability to multitask on projects and assignments.

Working Knowledge of the following:

Plumbing – repair or replace

  • Copper, PVC or CPVC pipes
  • Faucets
  • Toilets
  • Sewer
  • Water Heater

Electrical – repair or replace

  • Switches
  • Outlets
  • Lights
  • Fire Alarms

Air Conditioning – Diagnose problem

Paint – exterior and interior of units

Equipment and tools– maintain and safe operation

Physical Requirements:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential job functions of this job. Reasonable accommodations may be made to ensure individuals with disabilities can perform these essential job functions.

While performing job duties, an employee is required to exert 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly. The employee must occasionally lift and/or move up to 50 pounds. Occasionally required to stand, walk, sit, use hands and fingers to handle and feel objects, tools, or controls, reach with hands and arms, balance, stoop, kneel, crouch or crawl, talk, hear, taste, and smell.

Job Type: Full-time

Pay: $18.50 - $19.00 per hour
