Description

Job Title: Facilities Manager
Reports To: VP of Operations
FLSA Status: Exempt

Summary: Coordinates and directs the design, planning, construction, maintenance, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties personally or through subordinate supervisors.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Inspects plant and evaluates use of space and facilities.
  • Analyzes firm's HVAC systems, Dust collection, Fume extraction, lighting, and other factors.
  • Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts (Auto Cad drawings), and contracts for construction and acquisitions.
  • Performs audits to support facility planning.
  • Develops long range plans, conceptual designs, and capital outlay requirements and documentation for facility.
  • Formulates and coordinates program specifications, requirements for proposals and contracts, and associated documents.
  • Compiles data and files reports to AQMD / DOT / DTSC / HB Fire/Acts as liaison to public utility, environmental, and energy agencies.
  • Inspects construction and installation progress to ensure conformance to established specifications.
  • Oversees the coordination of building space allocation, layout, and communication services.
  • Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.

Qualifications


Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Responsibilities:

Maintaining Hazardous waste records, filing reports annually with AQMD/DSTC/DOT/HB Fire/CADTFA. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Education/Experience:
Associate's degree (A. A.) or equivalent from two-year College or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.

Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Math Ability:
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:
To perform this job successfully, an individual should have knowledge of Word Processing and Spreadsheet software; AutoCAD design software and Preventative Maintenance database software if available.

Certificates and Licenses:
It is helpful for this person to have certificates for the following: Environmental waste Management certification, Electrical, C-10 license, Mechanical/Plumbing, and DOT training.

Supervisory Responsibilities:
Directly supervises 4-15 employees in the Maintenance Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
