We're currently seeking an experienced Rehab Manager to spearhead our property rehabs. As a key player in our operations, you'll oversee rehab projects, manage budgets and crews, and cultivate relationships with vendors and contractors.

Responsibilities:

• Lead property rehabilitation projects and manage associated budgets.
• Conduct walk-throughs on all properties
• Develop comprehensive scopes of work outlining project requirements and objectives.
• Oversee and manage bid process; navigating vendors, contractors & sub-contractors, and overseeing bid-selections and corresponding contracts.
• Provide accurate repair estimates to ensure budget compliance.
• Oversee material procurement, including negotiation and vendor selection.
• Manage subcontractor hiring process to ensure project needs are met.
• Cultivate strong business relationships with contractors and investor buyers.
• Collaborate with the sales team to facilitate successful property acquisitions.
• Utilize tools and analytics to guide pricing strategy.
• Contribute to development and implementation of improvement strategies.
• Maintain detailed records in our CRM system.
• Build and manage vendor lists.

Qualifications:

• General Contractor or construction experience required.
• Understanding of residential rehab
• Experience in the bid process, reviewing construction plans
• Must be able to conduct property walks, standing/walking for longer periods of time, climbing ladders etc.
• Ability to build relationships with Vendors
• Superior project management and time management skills
• Enthusiastic, goal-oriented personality with dedication to long-term relationships.
• Results-driven with focus on goal achievement.
• Excellent communication skills.
• Fluency in Spanish required.
