POSITION SUMMARY
The Quality Team Lead plays a vital role in maintaining a clean and operational facility for our guests and colleagues. The Lead assists in supervising and directing Porters in performing daily housekeeping duties as well as maintaining cleanliness in all areas of the arts center during and after events with a goal of keeping the facilities in a “like new” condition.
ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES
  • Work with management team to establish work standards and work flow. Lead and direct the daily duties of the custodial team. Hold daily pre-shift huddles; provide daily assignments; inspect work for completion; coach and train on job tasks; monitor and maintain a positive and team-centered work environment. Report out to management team on custodial team performance.
  • Develop and maintain a facility inspection regimen for all areas, that includes: restrooms, event spaces, corridors, offices, suites, lobbies, stairs, patios, staff kitchens, dressing rooms, elevators and exterior building grounds. Examines flooring, seats, and surfaces for stains, damage, and wear. Promptly reports any items needing repair to building engineers. Ensures facility cleanliness meets and exceeds the Department of Health/OSHA standards.
  • Respond promptly to customer and colleague requests. Promptly remedy emergency conditions (spills, leaks, biohazards, etc.) and follow up with appropriate personnel on resolution (i.e. Security, Manager on Duty, House Manager).
  • Performs administrative tasks as requested (i.e. completing reports & inspection sheets; follow up on emails; tracks timesheets). Perform inventory on supplies and tools daily; and inform management team of shortages, replacements and needs. Attends meetings as required.
  • Ensures housekeeping equipment PM’s and regular maintenance are performed.
  • Responsible for cleaning assigned areas according to performance standards in a timely and efficient manner. Maintains an environment that is in sanitary, safe, attractive, and orderly condition. Assist with recycling efforts.
  • Display and promote a positive and professional working environment. Exceed guest, colleague and leadership expectations and satisfaction.
  • Manage multiple tasks and competing priorities in a fast-paced work environment. Troubleshoot and creatively identify solutions to specific problems. Strong organizational team building and problem-solving skills with specific attention to detail.
  • Follow and support all operational policies and procedures. Assimilate into the arts center culture through understanding, supporting and demonstrating the core values.
  • Able to remain calm under pressure. Ability to work effectively with internal and external customers, some of whom will require high levels of patience, tact, and diplomacy. Maintain Dr. Phillips Center standards of customer service at all times.
  • Other duties as assigned.
KNOWLEDGE AND EXPERIENCE
  • High school diploma / GED equivalent and a minimum of three years solid experience in Commercial Janitorial work.
  • At least one year of janitorial experience in a large, multi-use facility. Commercial and retail janitorial experience preferred. Must have at least one year of supervisory experience.
  • Strong leadership skills with the ability to manage a diverse group of skilled and non-skilled workers.
  • Knowledge of chemical cleaning agents and operation of various cleaning equipment. Must know and properly select the correct chemicals required to perform these duties. Ability to read and understand Hazcom information. Knowledgeable of PPE and biohazard waste cleanup; can follow and adhere to OSHA regulations.
  • Great communication skills. Ability to read and write in English. Bi-lingual English-Spanish preferred.
  • Basic computer skills working with Microsoft Word and Excel.
  • Ability to work under pressure, in time sensitive operations, in a fast paced environment.
SPECIAL CONDITIONS OF EMPLOYMENT
This position requires the ability to work a variable schedule, evenings, weekends, and holidays to meet operational needs.
