Discovery Land Company is seeking a full-time, Vice President of Finance to join the finance department based out of the Makena Golf and Beach Club, located in Maui, Hawaii.

Job Summary:

The Regional VP of Finance will direct the financial affairs of the development and operations of the Discovery Clubs in the Hawaii region, currently Makena Golf & Beach Club, North Shore Preserve, and Ilima (Ward Village).

The VP of Finance will be responsible for the Clubs’ financial plans, its accounting practices, the conduct of its relationships with the equity partners, lending institutions and the financial community, the maintenance of its fiscal records, and the preparation of financial reports. In addition to financial reporting, they will work across all facets of the project to provide comprehensive strategic and tactical guidance and support to the development and project leadership team. This includes the support and collaborative work between the project leadership, along with managing communication and partnership with the investment board.

Overall position objective is providing the project with leadership and foresight that delivers the DLC standards while optimizing efficiency and financial return to DLC and our investors. The position involves supervision over general accounting, property accounting, internal auditing, cost accounting, and budgetary controls.

Duties & Responsibilities:

• With the guidance from ownership, establishes major economic objectives and be responsible for the preparation of all financial reports that outline the Clubs’ financial position in the area of income, expense and earnings based on past, present and future operations and conditions.
• Maintains the Clubs’ books and ensures that all company transactions and assets are properly recorded. Is familiar with the principles and applications of generally accepted accounting principles, the Internal Revenue Service and State taxation requirements, and assures recordation of all transactions in compliance thereof. Maintain the Project Business Plan and resulting cash flow models for timely and comprehensive short, medium, and long-term cash management to maximize Project cash flow and returns.
• Direct the preparation of the capital budget and planning including leasing and other forms of financing, reserves, and replacements. Determines applicable depreciation and recovery rates to apply to capitalized assets and advises management on such matters.
• Responsible for maintaining and keeping compliance on all licenses.
• Overlooks finances of the HOA.
• Directs and coordinates the preparation of the budget and financial forecasts, institutes and maintains other planning and control procedures (including all accounting software systems) and analyzes and reports variances.
• Evaluates and recommends insurance coverage for protection against all potential liabilities (general business, specific and unordinary risk, employment) and property losses. Risk management and insurance functions.
• Cash management and treasury functions – including cash flow projection and analysis, banking, debt and handling of cash and short-term assets.
• Oversee the policies and procedures for effective club accounting and control systems including club IT systems.
• Responsible for roll-up of club accounting budgets, forecasts, and actual results compared to budget monthly.

Skills & Qualifications:

• Bachelor’s degree in finance, Accounting, or relevant subject. Masters preferred.
• 10 years’ experience including financial leadership within a business or business unit with scale and complexity; ideally within a resort development or mixed-use resort hospitality operation.
• Financial acumen in development or operations creating accretive shareholder value.
• Experience with investor relations.
• Demonstrated track record of making capital expenditures with sound decision making and delivering to plan.
• First-hand experience in effectively dealing with external constituents including banks and investors.
• Experience with the following finance and accounting practices are required: Revenue recognition and cost of sales analysis; Cash management and banking relationship management; Budgeting, Planning and Forecasting.
• Thorough understanding of Generally Accepted Accounting Principles (GAAP).
• Familiarity with the U.S. Tax Code, as it applies to real estate development.
Knowledge of Microsoft office products – Word, Excel, and Outlook
• - is required, as well as other accounting platforms and ERP platforms desirable.
• Demonstrated strong analytical skills.
