SUMMARY
Manages, directs and coordinates all activities of Self-Storage facility operations by performing the following duties personally or through subordinates.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned as needed.
  • Provide comprehensive customer service, including but not limited to lease of storage units, response, and conflict resolution functions, maintaining courteous, respectful and professional relationship with all customers and vendors and managers.
  • Perform marketing and lease negotiations with an emphasis on tenant retention, maintaining excellent tenant relations.
  • Maintain and strengthen relationships with current accounts. Resolve contractual and/or operational issues. Perform re-negotiation efforts and oversight of accounts. Show, prepare, sell and execute leases.
  • Perform financial functions, including but not limited to customer payments, flow of funds, monthly billing and collection cycle, insuring accurate and timely completion and processing.
  • Prepare, manage, and send monthly tenant statements and any other correspondence as necessary, performing timely and accurate collection of rent payments, including those past due. Prepare pay or vacate notices, manage evictions and other collection activities as necessary.
  • Conduct auction of storage units, as needed.
  • Prepare a variety of reports, including but not limited to account vendor payments, expense reports, vacancy, financial, or tenant deposits, as required.
  • Fulfill all applicable contractual agreements and/or obligations with clients/customers/vendors.
  • Procure and/or maintain all necessary supplies and equipment, through the use of pre-approvals when required, to support profitability and growth, as required.
  • nspect facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.
  • Perform and/or direct workers or contractors engaged in preventative maintenance of all ground and buildings.
  • Perform management of all assigned facilities for maintenance and repairs, including long-term maintenance and facility planning.
  • Assemble and analyze contract bids, and submit bids and recommendations to superiors for actions.
  • Ensure safeguarding of all company assets and revenue, as well as compliance with all safety regulations.
  • Assign workers to duties such as maintenance, repair, or renovation and obtain bids for additional work from outside contractors.
  • Purchase building and maintenance supplies.
  • Plan and administer building department budget.
SUPERVISORY RESPONSIBILTIES
This job has no specific supervisory responsibilities, except as noted above. Additional supervisory duties may be assigned at any time by General Manager.
QUALIFICATIONS

Education/Experience
Bachelor’s degree (B.A.) from four-year College or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Mathematical Skills
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Certificates, Licenses, Registrations
Current valid State driver’s license and proof of insurance.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Must be able to operate a 14 passenger shuttle bus, snow plow and sander.

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and risk of electrical shock. The noise level in the work environment is usually moderate.
Note: All employees are subject to internal audits to ensure compliance of all policies and procedures related to recording, handling and depositing of money received, and of other duties assigned. In the event an employee fails an internal audit, the employee may receive disciplinary action, up to and including termination of employment.
