Position Purpose

Ensures that all vacated apartments are thoroughly restored to market ready status in a timely manner including cleaning, painting and performing light maintenance in the vacated units.

Essential Responsibilities

 Inspects vacated apartments and completes checklists what must be done to make-ready the unit for a resident move-in. Informs supervisor of needed services and repairs.

 Performs checklist of duties in order to restore the apartment to market ready status. This may include painting, cleaning, replacing appliances, performing light maintenance, plumbing or carpentry – anything necessary to prepare the unit for resident move in.

 Lends assistance during trash-out of apartment.

 Replaces locks for resident move-in. Makes keys.

 Assists in keeping grounds and facilities clean. May be responsible or assist in pool maintenance.

 Assists maintenance as needed. May assist with work orders and participate in on-call schedule.

 Other duties as assigned.

Job Specifications

 General knowledge of all phases of the make-ready process.

 Ability to read and write to complete maintenance checklists and forms.

 Ability and desire to work efficiently at a fast pace.

 Prior experience in related field preferred.

 Knowledge/experience in plumbing, painting, texture, sheetrock, carpentry and light electrical preferred.

 State driver’s license required.

 On-time, consistent attendance is an essential function of the position.

• Climb Stairs to reach upper-level units.
• Push or Pull - Move light furniture, appliances, open and close doors, etc.
• Reach Above Shoulder - Perform routine cleaning.
• Climb Ladders - Perform routine cleaning.
• Grasp/Grip/Turn - Handle tools and equipment.
• Finger Dexterity - Handle tools and equipment.

 Constant need to lift or carry 1–25 lbs. (66-100%) Frequent need to lift or carry 25–50 lbs. (33-66%) Occasional need to carry 50–75 lbs. (1–33%)

 Constant need to see and observe. (66–100%)

Working Conditions

 Working both indoors and outdoors in any weather condition.
