On Site Project Superintendent

General Summary of Responsibilities

Oversees, directs, and drives all field operations for assigned projects. Leads and manages logistics of the project, including pre-planning, launching/mobilization, schedule tracking and budget considerations, material & coordination, and quality control. Provides direction, coordination, & management for all field associates & subcontractors. Administers all onsite meetings. Understands & communicates safety is essential by understanding potential hazards/leading indicators as well as common/working knowledge of multiple jobsite safety circumstances. Ensures work is performed safely, accordingly to regulations & codes, per plans/specifications/industry standards, all while being conscious of the budget & schedule.

Primary Responsibilities

Follows standard DI Build procedures and policies to accomplish the following:

Planning, Coordination, Collaboration, Build

● Project Manager sets project up after hand off from Pre-Con. PM establishes job set up and works with Superintendent on job startup processes, on-boarding team, schedule development, safety plan implementation, sub buy-out, etc.

● Develops the site logistic plan including but not limited to understanding existing utilities (underground & overhead), site utilization such as access/gates, boneyard/laydown space, hoisting if needed, craftspeople parking, trailer and/or office set-up, etc.

● Develops plan to address safety concerns and dual gate if required, including signage and emergency evacuation routes.

● If not detailed in the design documents, develops a plan (SWPPP) to handle storm water run-off.

Schedule Management

● CPM creation, daily management, weekly updates, 3 week look aheads and making adjustments as necessary to keep on schedule.

● Develops three week look-ahead schedules. Coordinates with key trade partners and suppliers to ensure the project is properly staffed and materials on site & staged to meet all scheduled work.

● Project Manager will work with the Superintendent inputting data and is responsible to ensure materials and equipment are available to keep the schedule.

Budget Coordination:

● Studies project budget and weekly reports to help project if the project is on budget.

● Participates in cost report review and adjusts team/production to meet schedule.

● Actively participates in measures to steer project while communicating & coordinating with suppliers and trade partners. Ensuring subcontractors perform the required scope. Any ‘extra’ work or acceleration directives must be reviewed and approved with project management.

Monitors, Maintains, Projects and Supports Material Deliveries, Supplies, and Equipment.

● Constantly monitors subcontractor materials upon delivery to ensure they are per the specification/submittal and in accurate quantities.

● Maintains, organizes, and culls companies’ onsite equipment & tools according to safety requirements by reviewing and conducting periodic safety inspections.

● Provides direction regarding large equipment needs and advice of purchases versus rentals.

Monitors & Administers QC Related to Materials & Installations.

● Understands and has a good working knowledge of quality control for each aspect of the project to ensure the project meets or exceeds contract documents, codes, schedule requirements. Incorporates the DI Build QC plan initiatives.

● Conducts pre-installation meetings to set the quality control expectations for each subcontractor per their scope/s as well as self-perform. (3 phase inspection process – see QC plan).

● Proactive regarding a punch list with a “punch as you go” mentality with the goal being zero items on the list and holding the line on this expectation throughout the project.

● Anticipates, organizes, calls in, & records all applicable inspections including but not limited to all municipal inspections, special inspections, 3rd party inspections, as well as TCO & CO. Upon approval or rejection, proceed or resolve immediately ensuring proper follow up.

Acts as project documentarian by photographing job progress, materials, operations, and site conditions by using a cell phone & email and forwarding to project management in a timely & continual basis.

On Site Project Documentation & Reporting

● Maintains all onsite documentation for the project; including overall project daily reports, subcontractor field directives and visitor logs, and any other reports/logs that may be specific to the project.

● Maintains electronic and job filing for all paperwork on site for quick reference.

● Keeps drawings, logs, diaries, and inspection reports up to date.

● Turns in all documentation of business-related expenses by keeping receipts, regularly completing expense report forms, and submitting to Accounting. This includes reimbursables.

Leading & Directing Subcontractors & Self Perform Operations

● Offers encouragement and recognition for work completed on time and with high quality.

● Supervises subcontractors & associates alike at the site by monitoring daily milestones, look-aheads, attendance, performance, safety compliance, quality control, conduct, and adherence to core values.

● Coordinates any self-perform company work forces on the project by evaluating labor needs with the Foreman and delegating work accordingly.

On Site Project Meetings & Dwelling

● Plans, coordinates, and administers weekly project specific subcontractor meetings.

● Conducts pre-installation meetings with all subcontractors understanding how various assemblies will be tied into each other and how the process will flow for the most efficient and highest-quality application.

● Ensures site, trailer/office area is in acceptable condition for meetings with architects, owners, and/or engineers. Housekeeping is a priority as it is an indication of dedication to safety.

On Site Safety Management & Coordination

● Development JHA’s and have a working knowledge and strategy to implement & amend if need be.

● Prepares the weekly site safety walk-throughs and reporting by inspecting the site and looking for areas that need special attention to keep the site safe.

● Complete a site safety update/inspection report weekly; submits to the PM prior to the weekly meeting so any issues can be addressed at that time.

● Addresses any & all safety concerns with DI Build staff as well as subcontractors. Collaborates corrective measures and action plans to resolve. Stops work immediately on concerns that are life-safety issues. Conveys that everyone is accountable for safety and has the authority to stop work.

● Conducts and supervises weekly jobsite Tool Box Meetings.

● Ensures site is clean and organized.

Suggested Minimum Qualifications

● 5-7years ( ) of experience in the construction industry as a general contractor, or equivalent level of knowledge and skills.

● Demonstrated success in effectively managing conflict & personality differences across the many layers of project hierarchy.

● Basic knowledge of personal computer and e-mail applications.

● Proven ability to accurately schedule multiple construction activities across a project’s time constraints.

● Demonstrated success in effectively managing culture of safety on projects.

● Language Skills: Ability to read, analyze, and interpret plans/specs/supporting documents, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before stakeholders, subcontractors, and coworkers.

● Mathematical Skills: Ability to calculate figures and amounts such as basic measurements, cubic yardage, cubic feet, various volumes, square yardage, cycle times. Ability to apply concepts of basic geometry and other general construction takeoffs.

● Reasoning Ability: Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

● Valid driver’s license and good driving record.

Preferred Qualifications

● A general knowledge of how an entire project goes together.

● Experience/Witnessed work around all 16-CSI divisions.

● Degree in a construction-related field.

● Ability to research & develop a plan of action on any topic.

● Field experience.

● The Superintendent must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 100 pounds, and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include distance vision, peripheral vision, depth perception, and the ability to adjust focus.

● While performing the duties of this job, the Superintendent regularly works in outside weather conditions. The Superintendent frequently works near moving mechanical parts. ● The noise level in the work environment is usually moderate to loud depending on the exact nature of the project.
