DevCo Management is Hiring a Planning Manager - Southwest Region Near Bellevue, WA

DevCo is seeking afull-time Planning Manager to join our team in The Planning Manager is responsible for enhancing the company's and its affiliates’ reputation with jurisdictions, architects, engineers, and consultants. The Planning Manager will assist the Development Manager with site, site planning and utility feasibility, researching constructability issues, development applications, project programing and pre-construction. The Planning Manager will work to ensure that each project transitions from development to construction with a fully coordinated design, ready to be constructed.

Pay Details:
$120K-$150K bonus potential.


Schedule:
Monday-Friday 8am-5pm


Essential Duties and Responsibilities:

  • Promote company's position within industry.
  • Assist in analyzing site and design feasibility at the direction of the Development Manager.
  • Take the lead on coordination with permitting jurisdictions.
  • Assist in coordinating consultant selection, design and permitting for developments.
  • Manage feasibility, procure Will Serve Letters, research constructability and file applications for “dry” utilities for each project (in coordination with engineers as needed).
  • Coordinate each project’s Development Program and assist in creation of each project’s Business Plan.
  • Prepare budgets and schedules for pre-construction activities for each project.
  • Prepare budgets for municipal fees: specifically, application, traffic, school, park, mitigation and impact fees.
  • Coordinating each project’s recreation and leasing center programing with input from Devco Residential Property Management.
  • Manage each project’s pre-construction and demolition activities: specifically lead based paint and asbestos containing material testing, utility decommissioning, demolition and/or removal of existing structures, and liaising with existing property tenants as directed.
  • Assist to provide due diligence, plans, specs and other information for company’s and its affiliates’ financial transactions with lenders and investors as directed by the Transaction Team.
  • Otherwise assist Development Manager in tasks related to each project’s development approvals, record keeping and project schedules.

Knowledge, Skills and Abilities:

  • Significant experience achieving project approvals with permitting jurisdictions.
  • Significant experience coordinating multidisciplinary design consultants.
  • Proven success at leading teams to achieve defined results.
  • Strong analytical, interpersonal, writing and research skills.
  • Excellent organizational skills and task oriented.
  • Self-motivated, resourceful and proactive.
  • Ability to work independently, effectively prioritize, and multi-task under pressure.
  • Proficiency in Microsoft Office Suite required.
  • Excellent writer and verbal communicator.
  • Strong work ethic, desire to learn and take on responsibility.


Experience:

  • Four-year bachelor’s degree in business, finance, or related field.
  • 5-7 years of applicable industry experience. LIHTC experience a plus.
  • Available to travel as needed.
  • Must be able to speak, read and write English in a manner sufficient to carry out duties.
  • Successful completion of background check and drug screen is required.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.
