Building Maintenance Lead

JOB SUMMARY:

Responsible for conducting general maintenance and repairs on facility equipment and property structures. They ensure that heating and plumbing systems perform at optimum functionality, the installation of HVAC, and the upkeep of the landscape. Essentially, the goal of a building maintenance lead is to maintain the facilities and common areas in the best possible condition. Performs other related duties as required.

ESSENTIAL JOB FUNCTIONS: Include but are not limited to:

• Develops and maintains routine building and equipment maintenance schedules.
• Performs routine maintenance tasks on time and per schedule.
• Ensures required materials and/or parts are available to perform the above routine tasks.
• Performs and/or oversees the performance of unscheduled equipment/facilities repairs.
• Maintains/performs repair of company equipment and machinery per PM schedule.
• Oversees/performs preventative maintenance (PM) on machinery and equipment and minor electrical, cleaning, greasing and oiling machines, changing A/C filters etc.
• Identifies ways to reduce the frequency of unscheduled repairs.
• Survey building and repair of mechanical systems and other systems and ensure repairs are completed as needed consistent with health and safety regulations.
• Ensures heating/AC and plumbing systems are functioning and coordinates with outside vendors as needed to ensure building and system maintenance is completed timely.
• Completes and maintains repair, PM, and sanitation logs as required.
• Establishes and maintains effective working relationships internally.
• Completes inspection of maintenance work and escalates issues identified as needed.
• Ensures company vehicles are clean, and PMs are performed on company vehicles, areal lifts, manlift and forklifts.
• Ensure propane refills as needed and ensures company vehicle inspection is updated as required. Operates forklifts, man-lifts, and machines as needed.
• Ensures monthly inspections of fire extinguishers, eye wash stations, emergency exit lights, and building alarm and security cameras are inspected and cleaned monthly.
• Responds to and supports building sanitation and janitorial functions.
• Maintains cleaning materials and toiletry inventory (toilet paper, napkins, hand soap, cleaning supplies, etc.). Submits purchase item list to purchasing for processing as needed to maintain min/max levels.
• Undertakes activities of pest control and spraying insecticide.
• Reports building, equipment sanitation, OSHA, and Safety concerns immediately.
• Maintains the cleanliness, organization and safety of work area.
• Maintains good Attendance, adheres to policies/procedures, and has no PP Violations

• Maintain appearance standards, presence, and professional communication skills.
• Report building, equipment sanitation, OSHA, and Safety concerns immediately.
• Responsible for assigned areas of oversight, efficiency, productivity, and accountability to meet business needs. Eliminates loitering of personnel.
• Serve as the lead worker and oversees building maintenance technician functions.
• Monitors assigned team member(s) attendance and performance: Document and report assigned team member(s) policy/procedure violation(s) and/or performance deficiencies timely and follow through with support for applicable and appropriate corrective action.
• Begin and end shift on time consistently and report delays immediately.
• Continuous improvement demonstrated in building maintenance and sanitation.
• Follows established procedures implemented by the company.
• Follows safe working practices and wears required personal protective equipment.
• Performs other duties as assigned.

Qualifications

High School Diploma/(GED) certificate and two years’ experience in building maintenance lead. Strong leadership, mentoring, and cross-training experience. Associate degree, HVAC, EAP, or building maintenance certification preferred.

• Basic understanding of electrical, hydraulic, and other systems required.
• Strong understanding of general maintenance processes and methods.
• Excellent manual dexterity and problem-solving skills.
• Experience in operating a variety of equipment and power tools.
• Attentive to detail with good planning and time management skills, and experience in the development and maintenance of preventative maintenance (PM) programs or systems.
• Ability to maintain records; document, compile, and organize reports accurately.
• Skills in effectively listening and communicating tactfully verbally and in writing.
• Ability to establish and maintain effective working relationships internally and externally.
• Ability to read and interpret schematics, and prints.
• Proficient with mathematical calculations and use of Microsoft Office and computers.
• Be willing to work weekend hours, and overtime as required.
