Job Description SUMMARY OF JOB PURPOSE: The DBI team specializes in the evaluation of damaged structures. DBI’s construction experts provide independent recommendations and analysis to clients in the insurance and legal industry. The Manager of Space and Experience is critical to our team and is involved in sourcing, planning, directing, and managing new office construction and existing spaces to provide individuals with an office experience that promotes collaboration, creativity, and meticulousness that matches our brand. This position will provide oversight of interior renovation projects, lease management, and maintenance of facilities. The incumbent will have prior experience with lease review and negotiation, interior design, interior renovations, as well as working with landlords, contractors, and tenants. This role will be required to effectively communicate with Regional Branch Managers, third parties, and management. The Manager of Space and Experience will provide internal and external coordination and collaboration with project partners and stakeholders, as well as assist in the management of key company initiatives and projects. The position requires considerable judgment and latitude in performing job duties and is expected to function effectively with minimal to moderate direct supervision. PRIMARY JOB RESPONSIBILITIES: Locate potential spaces in expanding markets. Negotiate, analyze and review lease terms and conditions. Excellent organizational skills in order to effectively manage landlord relationships. Knowledge of real estate laws and regulations. Work with designers, partners and managers on design/layout/planning/measurements. Work with IT department on implementation of a hardware plan to set up Wi-Fi, hard wire connections and any other equipment necessary. Create and manage detailed project budgets for capital projects. Identify, bid, hire and supervise contractors and vendors as needed. Manage the tenant improvement reimbursement process with landlord as applicable through completion. Communicate with insurer to update policies as needed for additional space and property. Select and procure furniture, fixtures, and equipment (FF&E), as well as arrange for the delivery and installation as needed. Coordinate DBI tenant move-in and out. Enroll and manage vendors for utilities and critical services such as internet service provider (ISP), office cleaning, printer and copier rental, etc. Punch list oversight and close out. Lease tracking of terms/expirations and landlord communication. Maintenance and repair management, as well as coordination with landlord or superintendent for repairs based on lease terms. Manage lease amendment and extension negotiations from initial process to final signoff. Uphold the values of DBI Consultants and the culture espoused by Our Foundation. REQUIRED QUALIFICATIONS Bachelor’s degree in construction management or related field from an accredited university is required. Five (5) to seven (7) years of related experience. Willingness to travel. Comfortable working in a fast-paced office setting, as well as in the field. Motivated, detail oriented, and ready to take on challenges. Possess a valid driver’s license and a satisfactory driving record. SKILLS AND ABILITIES Strong verbal and written communication skills, interpersonal and customer service skills. A keen eye for small details is a must. Ability to effectively collaborate with internal and external resources. Proficient in the use of Microsoft Office suite software, especially Excel. Proficient in AutoCAD, Bluebeam Revu, Adobe Acrobat, or similar plan review software. Ability to observe issues and suggest innovative solutions. Self-directed with the ability to be an effective team leader and maintain a professional demeanor. Proven organizational skills with exemplary time management, and ability to manage multiple priorities, execute tasks, as well as meet deadlines. Technically astute and strategic in thinking. Responsible fiscal judgment toward expenses. WORKING CONDITIONS: Work is conducted primarily in an indoor office environment with protection from weather conditions and with exposure to noise typical of an office or administrative setting. PHYSICAL ACTIVITIES AND REQUIREMENTS: Work can involve lifting and carrying up to 10 - 20 lbs.; frequent standing, sitting, walking, bending, and reaching; occasional kneeling and stooping; operating office equipment; visual acuity to prepare, read, and organize detailed hard copy and electronic documents; ability to speak and to hear the spoken word in normal face-to-face, telephonic, and web-based business communications. Willingness to travel on average of /-30% of the workweek to accommodate meetings, scout potential locations, perform site visits, as well as attend other work-related activities that may be scheduled outside of normal daytime business hours.
