Acquisitions Manager - Daytona Capital

Job Overview:

We are excited to invite a highly motivated and outgoing individual to join our team here at Daytona Capital as an Acquisitions Manager. 

Daytona Capital is an investment company that speculates in capital and real markets, with a significant segment of The Company’s investments being in the residential real estate space. Founded in 2022, we are local to Kansas City, and headquartered in Lees Summit, and are seeking someone to join the team in its accelerating growth.

As a key member of our company, you will play a crucial role in driving our business forward by generating new business via real estate acquisitions. Your primary focus will be engaging with potential clients to introduce them to our exceptional real estate services. Your efforts will directly impact our company's growth and success while offering excellent personal and professional growth opportunities.

Compensation:

Base Pay: $6,000/monthbase

Commission: Commission/acquisition that draws against, and can exceed, base pay. See table.

Discretionary Bonus: Employee also may be eligible for a bonus from time to time for his/her services during the Term. Employee’s eligibility to receive a bonus, any determination to award Employee such a bonus and, if awarded, the amount thereof shall be in Employer’s sole discretion.

Benefits: During the employment period term, the employer shall be entitled to participate in any employee benefit plan that the Company has adopted or may adopt, maintain or contribute to for the benefit of its employees generally, subject to satisfying the applicable eligibility requirements, and except to the extent such plans are duplicative of the benefits otherwise provided hereunder. The Employee’s participation will be subject to the terms of the applicable plan documents and generally applicable Company policies. Notwithstanding the foregoing, the Company may modify or terminate any employee benefit plan at any time. 

Responsibilities:

1. Qualifying Leads: Skillfully converse with inbound calling potential sellers, understanding their specific needs and requirements to assess if our services align with their goals.

2. Appointment Setting: Effortlessly schedule appointments between buyers and sellers to facilitate seamless communication.

3. Seller Appointments: After qualifying the lead, and setting the appointment, this position will meet with the seller at their property, understand their needs, informally inspect the property to estimate remodeling costs, and explore purchase options with the seller.

4. Contract Negotiation: This person is responsible for ultimately negotiating and executing the contracts to acquire these properties with the seller under the direction of Daytona Capital leadership. 

5. Maintain Records: Accurately document and organize interactions, leads, and progress in our advanced customer relationship management (CRM) system.

6. Follow-up: Consistently follow up with leads to nurture relationships, provide additional information, and guide them through the decision-making process.

7. Collaboration: Collaborate effectively with the rest of the team, aligning strategies to ensure a cohesive approach to lead generation and conversion.

8. Performance Metrics: Set and exceed performance targets, including lead conversion rates and appointment setting goals, to drive success and achievement.

Qualifications:

1. Previous Experience: While prior experience in real estate, sales, marketing, or acquisitions, is preferred, it is not mandatory.

2. Communication Skills: Exhibit excellent verbal communication skills, building rapport effortlessly with individuals from diverse backgrounds.

4. Self-Motivated: Display a proactive and driven attitude to achieve set targets and goals independently.

5. Expertise: Display the ability to, or have the ability to learn to, informally inspect property conditions and estimate remodeling costs. 

6. Organizational Skills: Possess strong organizational skills to effectively manage and prioritize leads and follow-up activities.

8. Technology Proficiency: Familiarity with CRM software, online databases, and various communication tools (text, call, email, video, Facebook) is a plus.

9. Professionalism: Maintain a professional and presentable appearance while conducting door knocking activities, leaving a positive impression on potential clients.

10. Licensure: An active real estate license in the states of Kansas or Missouri is beneficial, but not required.

11. Insurance: If hired, employee must have active auto insurance.

Working Conditions:

This role encompasses work largely in the field, while having a dedicated office space, and the ability to work remotely from time to time. As an Acquisitions Manager, you will spend time in the field, actively visiting sellers and engaging with potential clients face-to-face. Additionally, part of your responsibilities will be carried out from our office or remote locations for administrative tasks. Flexibility in working hours is essential to accommodate potential clients' schedules and ensure you are always available to set appointments and seize promising opportunities. Job Type: Full-time

Pay: $72,000.00 - $250,000.00 per year, 50% employer paid health insurance

Experience level:

• Prior professional experience preferred

• Personal real estate experience is a bonus 

• No experience required to apply, all applicants will be considered 

Supplemental pay types:

• Base pay

• Commission pay drawn against, and may exceed, base pay

• Discretionary bonus

• Benefits package (Health and HSA) 

Weekly day range:

• Monday to Friday

• Weekends as needed

• Working hours must be flexible (avg. 40 hrs/week)
