Build Project Manager
Job Description:
The Build Project Manager is a leadership position within Daniel Builders. This team member is expected to fulfill the following requirements: 1. Respect and adhere to the company values, and lead all members of their team to do likewise; 2. Manage construction projects with the understanding that Daniel Builders is focused on customer service, providing excellence is both finished product of our renovations but just as much the overall client experience; 3. Manage assigned projects on budget and complete projects within the contracted time frame
The above description, and requirements listed below, are not to be considered an exhaustive list.
General requirements:
  • Communicate with clients at the highest level of connection and clarity, both in person and written communications (i.e. text, email, or Builder Trend)
  • Understand and manage the budget prepared by Daniel Builders to complete projects to be financially profitable.
  • Write and maintain a schedule through Builder Trend for the duration of the project (these should be updated weekly)
  • Coordinate the purchase and delivery of materials, timing of subcontractors and carpentry staff, and all other aspects of renovation projects that range in sale price from $50,000.00 to $2,000,000.00. Each project manager is expected to be able to manage a cumulative of $1,500,000.00 in project revenue simultaneously
  • Direct Daniel Builders on site carpentry staff as well as vendors and subcontractors who are scheduled on your projects to complete projects based on our company Build Agreements
  • Work with our Design Project Managers to maintain clarity of intent from the Design process throughout Build, by asking clarifying questions, seeking to discover client intentions, and reviewing any aspect of the Build Agreement that requires more information to execute according to best construction practices and client expectations. Part of this requirement is in scheduling at least one project walk through at rough-in completion between the Build PM and the Design PM to review project progress. This meeting should be scheduled two weeks prior to allow consideration for Design PM schedules. The Build PM, once a time for the meeting is confirmed, should make the Build Director and other Build PMs aware of the meeting time so all others may attend
  • Identify best practices in modern construction and make decisions to produce high quality renovation work
  • Have construction knowledge in various fields of expertise to be able identify potential issues and problem solve within the context of residential renovation work
  • Change orders are required for items outside of the general scope that impact the overall cost of the project. These change orders should communicate any change to the timeframe of completion for the project. A change order is also required to be written for changes in selections that do not financially impact the client; all selections and drawings are part of the Build Agreement and undocumented changes can present future challenges when it comes to what can be considered “substantially complete.”
  • Create material lists for the various stages of carpentry, as needed, and ensure materials are on site in a timely fashion for scheduled work
Weekly requirements:
  • Compose a weekly update email to clients for all assigned projects that provides, at minimum, the following information: details of what work was performed at their home during the week; what work they can anticipate will be completed at their home the following week; documentation of any conversations had with clients related to their project concerning: decisions made, revisions, concerns, or questions; any other pertinent information they might need to know regarding changes in schedule, scope, staffing, or general expectations. These emails should be sent to the client, David Bass, Sean Harvey, the lead carpenter for the project and BCC: Bob Cord
  • Upload progress photos to Build Trend
  • These tasks should be completed by end of day each Friday
  • Verify that carpenters on your team have completed daily logs for the week
Daily requirements:
  • Visit each job site for assigned projects
  • If clients are home be intentional to interact while being sensitive to their privacy
  • Communicate via email and texts to maintain open communication through duration of project, as needed
  • Direct/facilitate daily job site activities, including, but not limited to: communicating daily tasks with carpenters and sub-contractors, deliver or arrange delivery for materials needed that day/week, verify all materials delivered for quantities and that they are free from damage and defect, maintain quality of the renovation itself and client experience
  • Compile material lists, as needed, for: framing, decking, siding, interior and exterior trim, drywall packages, and other phases of construction as required for project progress
