Position Overview: We are seeking a skilled Property Maintenance Manager to oversee the day-to-day maintenance operations of our properties. The ideal candidate will have extensive experience in property maintenance and a strong background in HVAC, electrical, and plumbing systems.

Key Responsibilities:

Maintenance Operations

· Supervise and coordinate all maintenance activities for our properties, including preventative maintenance, repairs, and renovations.

· Prioritize and schedule maintenance tasks based on urgency and impact on tenant satisfaction.

· Conduct regular inspections to identify maintenance needs and ensure compliance with quality standards.

HVAC, Electrical, and Plumbing Systems

· Oversee the maintenance and repair of HVAC, electrical, and plumbing systems to ensure they operate efficiently and meet safety standards. Refrigerant Usage Certification (Type I and I) Basic MEP skills, as well as knowledge of roofing and Commercial HVAC maintenance and repair are a plus.

· Troubleshoot issues and coordinate repairs with internal staff or external contractors.

· Implement preventative maintenance programs to minimize downtime and extend equipment lifespan.

Vendor Management

· Source, evaluate, and manage relationships with external vendors, contractors, and suppliers.

· Obtain competitive bids for maintenance projects and negotiate contracts to ensure cost-effectiveness and quality of service.

· Monitor vendor performance and resolve any issues or disputes in a timely manner.

Budgeting and Cost Control

· Assist in the development and management of maintenance budgets for each property.

· Monitor expenses and identify opportunities for cost savings without compromising on quality or tenant satisfaction.

· Maintain accurate records of maintenance expenses and prepare regular reports for management.

Safety and Compliance

· Ensure compliance with all relevant regulations, codes, and standards related to property maintenance and safety.

· Develop and implement safety protocols and procedures to minimize risks to tenants, staff, and properties.

· Conduct regular safety inspections and address any safety concerns promptly.

Team Leadership

· Lead and motivate a team of maintenance technicians and custodial staff.

· Provide training, guidance, and support to ensure high-quality workmanship and professionalism.

· Foster a positive and collaborative work environment where teamwork and communication are valued.

Qualifications

· Minimum of 10 years of experience in property maintenance, preferably in a leadership role.

· Strong working knowledge of HVAC, electrical, and plumbing systems.

· Proven experience in budgeting, cost control, and vendor management.

· Excellent leadership and interpersonal skills, with the ability to motivate and develop a team.

· Solid understanding of safety regulations and best practices.

· Excellent communication skills, both written and verbal.

· High school diploma or equivalent; additional certification in facilities management or a related field is a plus.
