Nature of Work: Perform tasks as well as manage assigned team members in executing preconstruction activities. Activities include budget preparation, mechanical cost information collection, design and constructability analysis, mechanical design input, early interface with CAD leader, interaction with the mechanical design team, preconstruction team, and construction team, and other preconstruction related activities.

Essential Duties and Responsibilities:

• Communicate with design team on preconstruction needs and expectations.
• Provide information to design team as required to support design progression needs in accordance with project requirements.
• Prepare budgets throughout the mechanical design. These will include early conceptual, as well as detailed budgets, as the mechanical design is developed.
• Track cost differences between progress estimate updates.
• Assist design team in collecting cost information related to piping systems, mechanical equipment, and air distribution systems.
• Provide preliminary schedule input based on estimated budget detail available.
• Develop new supplier and subcontractor relationships as required to achieve the goals of the client and/or owner.
• Evaluate long-lead equipment items.
• Provide mechanical cost information as required to aid design team(s) in various studies and life cycle cost analysis throughout the design development.
• Exercise initiative or, as directed perform additional duties to meet the needs of the organization.

Supervisory Responsibilities: Directly supervises one to three employees and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws

Education: A minimum of a Bachelor’s degree from a four-year college/university or equivalent experience.

Experience: Five years or more of related work experience required. Some project management experience preferred.

Scope: The work involves the overall responsibility for developing cost estimates, providing input to mechanical system design as required, and carrying out duties essential to the success of the project; responsible for the work of others directly or through subordinates.

Guidelines: Uses judgment and ingenuity in interpreting the intent of guidelines that do exist and in developing applications to specific areas. Addresses broad or basic principles; develops new concepts and imaginative approaches to meet novel or non-recurring situations.

Physical Demands: Physical demands for this position are moderate. Typically the employee may sit comfortably to do the work. However, there may be walking, standing, bending or lifting of moderately heavy (25-50 pounds) items. The work may require specific but common physical characteristics and abilities such as above-average agility and dexterity.

Work Environment: The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, residences, commercial vehicles, or outdoors, e.g., use of safe work practices with office equipment, avoidance of trips and falls and observance of fire regulations and traffic signals, etc.
