COPT is Hiring a Contracts Manager Near Columbia, MD

POSITION SUMMARY:

Serve as the central resource for the Company’s contracts administration. Develop, implement and maintain a systematic approach to the Company’s engagement with vendors and documentation thereof.

ESSENTIAL FUNCTIONS:

  1. Contract Creation, Analysis and Communication -

    • Lead vendor negotiations for master service agreements at the regional and Company-level.
    • Guide internal contract and property teams in vendor negotiations ensure accuracy and completeness of their work from a technical perspective.
    • Prepare contractual provisions and administer contract proposals, with prioritization of the Company’s financial obligation, legal compliance, and overall accuracy.
    • Prepare bids and negotiate specifications with service level agreements, including input from internal stakeholders and external vendors.
    • Communicate to all constituents regarding contract terms.
    • Provide subject matter expertise.
  2. Project System Management -

    • Manage and lead data integrity of the Company’s contract lifecycle management system (CLMS) to ensure accurate and complete contract files.
    • Head the ongoing strategy development and centralization of the Company’s contract’s function.
    • Act as liaison between the Company and subcontractors to successfully implement and manage services to the terms of the contracts.
    • Lead interdepartmental efforts to obtain and maintain consistency in the contracts function.
    • Leverage the Company’s CLMS to help make informed business decisions on aggregating contracts, eliminate process inefficiencies, and focus on continuous improvement.
  3. Policy Procedure -

    • Develop and maintain contract-related policy and procedures.
    • Ensure compliance by internal and external parties to contract terms.
    • Develop and maintain reliable and reportable storage methods for the Company’s contracts; Develop related audit controls.
    • Perform and fulfill contract audit functions.
    • Regularly review contract templates, contract clauses, policies, and procedures, to identify areas of improvement based on changes in laws, regulations or business practices.

SECONDARY RESPONSIBILITIES:

  • Perform other job-related duties as assigned.

QUALIFICATIONS:

Education - Bachelor’s Degree in a related field.

Further Training - Commercial real estate experience preferred.

Professional Experience - A minimum of 8 plus years’ progressive experience drafting and negotiating a wide variety of construction, commercial, including customer product sales agreements and reseller agreements.

Computer Skills -

  • Advanced proficiency in Microsoft Office suite.
  • Strong data entry and analysis skills.
  • Prior CLMS administrator experience a plus.

Other Requirements - 

  • Ability to work well in a team environment and individually.
  • Ability to identify and define problems, research, collect and analyze data.
  • Strong analytical, written/oral communication and interpersonal skills.
  • Strong customer service orientation for internal and external clients.
  • Some intracompany travel required.
  • Government security clearance credentials, construction contract management, NCMA Certification, Uniform Commercial Code, and U.S. export regulations are pluses.
