Job Summary:

The Director of Real Estate will help develop and manage our global real estate strategy, including the establishment and closure of locations, administration of current facilities, and associated capital plans. Working closely with our finance, operations and supply chain teams, this position supports the Company’s strategic plans by ensuring the best locations under the best terms. 

Essential Functions & Accountabilities:

  • Exercising real estate governance over all real estate activities and managing the lifecycle of real estate portfolios including e.g. location consolidation and space efficiency, corporate architecture, building standards and sustainability internal agreements, planning and execution of investments, divestments and external leasing.
  • Taking all real estate related decisions toward the best overall benefit the company
  • Creating a positive real estate experience for all employees, guests, customers etc. in a tangible manner such as a welcoming and performance friendly environment all around buildings.
  • Adaptation of global real estate strategy, operational standards, best practices and lessons learned.
  • Ensuring compliance with legal and regulatory standards.
  • Manage corporate and field projects to strategically plan the Company's real estate interests and oversee the establishment of new facilities and the relocation of existing facilities.
  • Negotiate, prepare, and modify real estate leases, purchase agreements, sales agreements, and other real estate contracts and documents.
  • Supervise the activities of real estate brokers and other outside consultants to support multiple concurrent projects while maintaining aggressive control of budgets and schedules.
  • Develop partnerships within the organization to allow for effective and proactive project planning and execution in support of the Company's business plan.
  • Manage real estate transactions including site selection and price negotiation, lease document negotiation, site preparation/build-out and site exit activities. 
  • Lead site construction and build-out projects including vendor selection and price negotiation where required. 
  • Prepare analyses to support business and department objectives.
  • Maintain effective working relationships with landlords of leased properties.
  • Works cross functionally with all business units and Real Estate teams - including assisting with coordination and interaction with Finance, Lease Admin, Occupancy Planning, Program Management, HR, Legal and Procurement. Work to develop and provide consistent practices and quality customer service.

Travel: 

Approximately 25% of travel

Qualifications

Knowledge, Skills, and Abilities:

  • Comprehensive professional real estate expertise with in-depth experience in multiple fields of corporate real estate such as portfolio management, asset management, property management, facility and service management.
  • Intermediate situational adaptability skills – ability to flex the approach and demeanor to suit various scenarios. Must be able to successfully shift gears as new developments and competing priorities arise – balancing routine tasks, urgent action items, and long-term projects.
  • Intermediate decision quality skills – must make thoughtful and timely decisions with the best interest of the organization in mind, prioritizing and organizing key deliverables and ensuring stakeholder buy in.
  • Advanced project management skills and ability to effectively communicate with all levels of employees and managers.
  • Advanced skills in the use of Excel, Word, and PowerPoint.
  • Advanced interpersonal and relationship building skills.
  • Advanced ability to multi-task, work under pressure, meet deadlines and be able to thrive in a fast- paced work environment. 

Work Environment:

  • Ability to tour commercial real estate
  • Mixture of indoor office-environment and outdoor exposure

Experience:

  • Minimum 10 years of real estate experience.
  • Experience in negotiation, preparation, and modification of property leases and other real estate contracts and documents required.
  • Experience in financial analysis, cost estimating, and cost control preferred.

Education:

  • This position requires a bachelor's degree in a related area or equivalent experience. MBA preferred.

For U.S. locations that require disclosure of compensation, the starting base pay for this role is between $134,707 and $279,775 per year and may include cost of living adjustments. The actual base pay includes many factors and is subject to change and modification in the future. This position may also be eligible for other types of compensation and benefits.
