Our rapidly growing company seeks an eager and hard-working professional to join our team as a Director of Building Automation System (BAS) / Senior Project Manager. This exciting career opportunity is a leadership role within the Company to oversee, manage and provide operational, managerial and administrative support within the BAS departments. This role is expected to operate independently, set priorities, and resolve competing needs to provide timely information and solve problems.

Responsibilities and duties include but are not limited to the following:

Responsibilities and Duties:

  • Oversee, manage and direct all Building Automation System (BAS) projects/teams from concept to completion while maintaining intimate communication with the client, CQS team and management personnel ensuring clear project scope and construction.
  • Develop and oversee project milestone schedules in company software (e.g.: Microsoft Project) to schedule deliverables, determine necessary resources (manpower, equipment and materials) and properly track project progress from start to finish ensuring on time and under budget completion.
  • Manage project documentation procedures and oversee accurate RFI’s, submittals, change orders and proposal development from field personnel. Utilize CQS project management software for management of tasks such as billing, project administration etc.
  • Oversee BAS project implementation and work progress with field personnel.
  • Coordinate, assign and manage the effective utilization of Conquest labor assets.
  • Supervise, train, mentor, and coach BAS team members responsible for fulfilling client requests and maintaining customer satisfaction.
  • Attend routine progress meetings with the client, vendors or subcontractor to discuss project updates, concerns, and resolution of issues.
  • Develop BAS scopes of work for subcontractors. Continually develop quality subcontractor relationships for utilization on future business. Manage subcontractors and associated cost, billing, performance and client relations.
  • Negotiate contracts with vendors, contractors and other workers to achieve profitable agreements.
  • Follow and ensure adherence of all BAS team personnel to CQS Standard Operating Procedures (SOP).
  • Support business development and proposal processes to ensure accurate scope, pricing and proposal response.
  • Review BAS engineering design and shop drawings for quality, consistency and adherence to CQS standards.
  • Evaluate BAS division progress and prepare internal and external detailed reports pertaining to job status and team performance.
  • Assist in the creation and implementation of innovative methodologies, process improvements, and corrective action plans to continually streamline and improve project operations, outcomes, and quality.
  • Analyze current processes, personnel, and materials to identify methods for reducing costs.
  • Identify and investigate repeat issues, processes, and tasks and build systems and solutions that create efficiency and eliminate problems.
  • Review CQS developed graphics as a completed package, for completeness and accuracy.
  • Provide timely reports updating management on costs, performance, schedule, and any issues associated with each active project.
  • Update the Senior Vice President on department issues, attend departmental meetings, and produce required reports.
  • Ensure adherence of all BAS division personnel to all health and safety standards and report issues.
  • Perform other duties as assigned by leadership.

Job Qualifications:

  • Minimum of 7 years work experience project management, design and building or construction management.
  • Bachelor’s Degree from a US accredited four-year college or university in Mechanical Engineering, Project Management, Construction Management, or related field of study preferred, however not required with qualifying years of experience.
  • Proven experience as a project manager, preferably in the controls field.
  • Demonstrate extensive knowledge of control theory, automatic temperature controls, building automation systems and other building MEP systems.
  • Demonstrate extensive knowledge of specification and design drawing review for control and mechanical applications as well as industry standards and best practices.
  • Demonstrate extensive experience with multiple BAS vendor software and hardware.
  • Programming experience is preferred but not required.
  • Knowledge of IP-based networks and various building automation communication protocols and systems preferred. Such protocols and systems include Niagara Tridium, BACnet, LonWorks, Modbus
  • Proficient in formulating work plans and perform troubleshooting methods given multiple constraints.
  • Proficient in working with others to plan, conduct, and report work efforts.
  • Must work independently with little or no supervision while providing guidance to other team members.
  • Proven supervisory and talent development skills.
  • In-depth understanding of construction procedures and material and project management principles.
  • Must have a thorough understanding and ability to read controls documents, including specifications, schematics, change orders, and submittals.
  • Possesses the ability to explain technical information to technical and non-technical people.
  • Advanced understanding of risk management policies and procedures.
  • Experience managing budgets for large controls projects.
  • Strong knowledge of controls materials, processes and equipment.
  • Outstanding communication and negotiation skills.
  • Excellent organizational and time-management skills.
  • Experience interacting with subcontractors and other vendors to solicit proposals.
  • Must possess a high level of ownership, enthusiasm, and a collaborative, professional temperament.
  • The candidate must be open and flexible, take initiative and operate effectively with little oversight.
  • Ability to manage and prioritize a busy workload.
  • Ability to handle sensitive and/or confidential information.
  • Experience with MS Project and/or other project management software is desirable but not required.
