Macdonald & Company is Hiring a Director of Asset Management - Multifamily Near Phoenix, AZ
Our client, a well-capitalized Multifamily private equity firm in Phoenix, are seeking a Director of Asset Management as they continue to expand their Arizona portfolio. Reporting directly into the managing partners, the Director will lead the entire portfolio, currently valued at $400M AUM. THE OPPORTUNITYThe Director will entail direct oversight, implementation, and execution of business plans for multifamily assets located throughout the state of Arizona. This position will become a critical part of the team and work directly with the principals of the company along with 3rd party management and assume various significant responsibilities. Role Responsibilities
Act as a liaison between company principals, property management both on site and off site, project oversight to ensure all are working in unison to execute business plans for each property.
Monitor and oversight of each property’s business plan’s progress and proactively identify and address potential issues, potential opportunities for improvement, staffing, marketing, capital expenditures, and manage timelines efficiently.
Collaborate with company principals to establish key performance indicators for liquidity events such dispositions, refinances, and supplemental loans.
Working directly with 3rd party management’s regional, onsite, and construction managers on property performance, budgets, and projects.
Reviewing and approving annual budgets for each property in the portfolio.
Be an active participant in weekly asset management calls/meetings which include review of financials, occupancy, renewals, and ongoing projects.
Assisting with writing quarterly investor updates.
Performing and coordinating tours with capital partners as needed.
Help perform due diligence on for new acquisitions, refinances, and sales for the portfolio.
Help facilitate post-acquisition transition into the portfolio.
Performing monthly site visits to each property.
Evaluate building presentation.
Evaluate staff and making suggestions for staffing changes.
Monitor construction or special projects progress to ensure timing, budget, and overall goals are met.
Perform monthly rent comparables analysis for the portfolio.
Track market fundamentals (Development pipeline, absorption, vacancy, rent growth etc.) to identify both potential issues and opportunities for further portfolio expansion.
Requirements
4-year college degree; BS/BA.
4-10 years of Multifamily Asset Management experience.
